BACKGROUND INFORMATION Site Information: The property is located at 6915 SW Oak Street (WCTM 1S136AA, Tax Lot 03100), which is located north of SW Oak Street,east of SW 70'Avenue,south of SW Locust Street,and west of SW 69''Avenue. The property, and all adjacent properties, are zoned low-density residential (R-4.5). There are no other land use cases associated with this property. The site is not located within any sensitive lands, sewer reimbursement districts,or overlay zones. Proposal: The applicant is proposing to convert an existing attached garage into an attached ADU. A new ADU entrance is proposed on the south facade. The parking for both the primary dwelling unit and the ADU is proposed to be located in the existing driveway.No changes to the building footprint,building height, or landscaping are proposed. SECTION IV. APPLICABLE REVIEW CRITERIA AND FINDINGS Findings for only the applicable code sections are found below: 18.220 Accessory Dwelling Units: 18.220.050 Standards A. Number of units. 1. A maximum of 2 accessory dwelling units are allowed per single detached house. FINDING: The property contains a single detached house. The applicant is proposing one attached ADU.This standard is met. B. Size. 2. The square footage of each attached accessory dwelling units may not exceed the square footage of the primary unit. FINDING:The primary unit has an area of 1,773 square feet,and the proposed ADU will have an area of 599.9 square feet.The square footage of the attached ADU does not exceed the square footage of the primary unit.This standard is met. ADU2019-00013:CULBERT ADU 2/3 E. Entrances. Only one attached accessory dwelling unit may have an entrance on the facade facing the front property line. The entrance to a second attached accessory dwelling unit must be oriented to a side,street side, or rear lot line. FINDING:The applicant's proposal demonstrates that both the attached ADU and the primary unit will have an entrance on the facade facing the front property line. If the applicant proposes a second attached ADU in the future,then the entrance to the second attached accessory dwelling unit must be oriented to a side,street side,or rear lot line.This standard is met. F. Peskin 1. In addition to the number of parldng spaces required for the primary unit, a minimum of 1 off-street parking space must be provided for each accessory dwelling unit. Lots within 2,500 feet of a right-of-way that includes transit service are exempt from the additional parking requirement for the accessory dwelling unit. FINDING: The standard requires two (2) off-street parking spaces;one for the primary unit and one for the proposed ADU.The applicant proposes to locate the required parking spaces in the existing driveway. The driveway is approximately 31 feet wide by 43 feet deep. This is sufficient to accommodate two standard side-by-side parking spaces without any vehicle overhang in the public right-of-way. This standard is met. CONCLUSION: The proposal is in compliance with all applicable requirements of this title. SECTION V.
