Box 55333 Portland, Oregon 97238 CITY OI TIG AISBI BUILDING DI`JISION Re: Shearer Home Addition–Vent Openings in Stem Wall Vista Structural Engineering, LLC,was asked to address an issue with regards to continuous horizontal rebar being interrupted by vent openings at two locations in a stem wall.At these two locations,the 2x12 rim can span over the 2'-0"vent openings(see calculations attached), and the floor joists can be attached to the 2x12 rim with Simpson LUS28 hangers(see detail attached).The horizontal rebar in the stem wall that stops at the vents is primarily for temperature and shrinkage;therefore,we recommend approval of the discontinuity of the horizontal rebar at each side of the vents.The rim that spans over the top of the vents provides the structure needed for support of the imposed design loading.
