Minimum setback from exterior walls will be 10' The unit will only stand 34" tall on the sleepers/curbs. It will not be visible from the sidewalk and will be completely screened by the existing parapet wall. Good morning Bill, The Building Division has routed the mechanical permit for the Northwest Mothers Milk Bank to Planning. While looking at your proposal,Planning needs more information on the rooftop condenser unit to ensure that the unit will not be seen from a public sidewalk. Planning will need the following in order to approve of the proposed unit: • Building elevations that show the rooftop unit o Drawing that shows the street-facing facade and the rooftop unit. If the unit can be seen from the sidewalk, then screening is required. Screening will need to be shown on the plans. Please see CDC 18.420.050 (attached) for more information on screening. o Plans must be drawn to scale • Code Response and Narrative o Code Response to CDC 18.420.050.0 (attached) and a short narrative on how the rooftop unit will be screened by a parapet wall or a sight-obscuring structure. If the unit can not be seen from the roof, then please state that the unit will be hidden by the structure. Please have these items sent to the Planner on Duty at TigardPlannerOnDuty@tigard-or.gov. If we are unable to print plans that are drawn to scale from your email, then we will require that the drawings are printed and delivered to the Planner on Duty at the Permit Center.
