Report (3) Irma Dell Butterfield Park Subdivision GeoPacific Project No. 16-4328 GeoPacific observed proof rolls of the street subgrade for the street improvements, as summarized in the attached Field Soil Observation Summary. GeoPacific performed periodic testing of the crushed rock base course. Density test results of base rock indicated density of at least 95 percent of modified Proctor(ASTM D1557) at the locations tested, per project requirements. At the time of this report, asphaltic concrete paving had been placed over the streets completed as part of the project. Test results indicate relative compaction of at least 92 percent of Rice Density at the locations tested for top lifts and at least 91 percent for base lifts, in accordance with project specifications. Density test results are included in the attached Summary of Field Soil Density Tests. FINISHED LOT SURFACES AND STRUCTURE EXCAVATION GUIDELINES Foundation excavations should be carried through any soft fill, organic soil, to competent native soil or silty compacted engineered fill. The depth of excavation for structural foundations should be expected to vary and is generally deepest when constructed during the winter, over sloping ground, and at the back of the lots. Footing-to-slope setbacks should conform to the applicable code or an appropriate alternative setback from the geotechnical engineer. In general, we anticipate that up to 12 inches of excavation will be necessary to reach suitable bearing soils on the lots with engineered fill, with the exception of footings near retaining walls, which may need to be deepened. FOOTING AND ROOF DRAINS If the proposed structures will have a raised floor, and no concrete slab-on-grade floors are used, perimeter footing drains would not be required based on soil conditions encountered at the site and experience with standard local construction practices. Where it is desired to reduce the potential for moist crawl spaces, footing drains should be installed. If concrete slab-on-grade floors are used, perimeter footing drains should be installed as recommended below. Where used, perimeter footing drains should consist of 3 or 4-inch diameter, perforated plastic pipe embedded in a minimum of 1 ft3 per lineal foot of clean, free-draining drain rock. The drain pipe and surrounding drain rock should be wrapped in non-woven geotextile (Mirafi 140N, or approved equivalent) to minimize the potential for clogging and/or ground loss due to piping. Water collected from the footing drains should be directed to the local storm drain system or other suitable outlet. A minimum 0.5 percent fall should be maintained throughout the drain and non- perforated pipe outlet. The footing drains should include clean-outs to allow periodic maintenance and inspection. In our opinion, footing drains may outlet at the curb, or on the back sides of lots where sufficient fall is not available to allow drainage to the street. Construction should include typical measures for controlling subsurface water beneath the homes, including positive crawlspace drainage to an adequate low-point drain exiting the foundation, visqueen covering the exposed ground in the crawlspace, and crawlspace ventilation (foundation vents). The homebuyers should be informed and educated that some slow flowing water in the crawlspaces is considered normal and not necessarily detrimental to the home given these other design elements incorporated into its construction. Appropriate design professionals should be consulted regarding crawlspace ventilation, building material selection and mold prevention issues, which are outside GeoPacific's area of expertise. 2 GEOPACIFIC ENGINEERING, INC. Irma Dell Butterfield Park Subdivision GeoPacific Project No. 16-4328 Down spouts and roof drains should collect roof water in a system separate from the footing drains in order to reduce the potential for clogging. Roof drain water should be directed to an appropriate discharge point well away from structural foundations. Grades should be sloped downward and away from buildings to reduce the potential for ponded water near structures. SPREAD FOUNDATIONS Based on our earthwork observations, native soils are anticipated to be encountered at or near the foundation level of many of the proposed structures except as noted above. These soils are generally stiff to very stiff and should provide adequate support of the structural loads. Shallow, conventional isolated or continuous spread footings may be used to support the proposed most structures provided they are founded on competent reworked native soils, native soils, or engineered fill. We recommend a maximum allowable bearing pressure of 1,500 pounds per square foot(psf) for designing the footings. The recommended maximum allowable bearing pressure may be increased by a factor of 1.33 for short term transient conditions such as wind and seismic loading. All footings should be founded at least 12 inches below the lowest adjacent finished grade. Minimum footing widths should be determined by the project engineer/architect in accordance with applicable design codes. Assuming construction is accomplished as recommended herein, and for the foundation loads anticipated, we estimate total settlement of spread foundations of less than about 1 inch and differential settlement between two adjacent load-bearing components supported on competent soil of less than about% inch. We anticipate that the majority of the estimated settlement will occur during construction, as loads are applied. Wind, earthquakes, and unbalanced earth loads will subject the proposed structure to lateral forces. Lateral forces on a structure will be resisted by a combination of sliding resistance of its base or footing on the underlying soil and passive earth pressure against the buried portions of the structure. For use in design, a coefficient of friction of 0.42 may be assumed along the interface between the base of the footing and subgrade soils. Passive earth pressure for buried portions of structures may be calculated using an equivalent fluid weight of 320 pounds per cubic foot(pcf), assuming footings are cast against dense, natural soils or engineered fill. The recommended coefficient of friction and passive earth pressure values do not include a safety factor. The upper 12 inches of soil should be neglected in passive pressure computations unless it is protected by pavement or slabs on grade. Due to the fine-grained nature of on-site and engineered fill soils, all foundations should incorporate appropriate drainage measures. Crawlspaces should be provided with a low-point drain and pass through pipes should be installed through footings which would otherwise restrict water flow to the low-point drain. Footing excavations should be trimmed neat and the bottom of the excavation should be carefully prepared. Loose or softened soil should be removed from the footing excavation prior to placing reinforcing steel bars. 3 GEOPACIFIC ENGINEERING, INC. Upon arrival,there was standing water on the southwest corner of the wall. Probing efforts yielded medium stiff soil and Valley Pacific was instructed to over excavate the area 6"to more competent soil. This soft area was from the southwest corner of the wall to 20' north.The ultrablock wall and lots 1-5 were generally being constructed in accordance with project specifications. Based on my observations,the subgrade soft spots were adequately fixed and the street is suitable for further construction.
