Final acceptance for this work shall occur upon completion of the below items: Buffer Area: Landscape Items: 1. Replace dead or dying plant material. 2. Tag all plants for dormant identification, per CWS requirements. 3. It appears that the buffer has not been seeded per sheet L3.01. Obtain and broadcast seed per plans. On-Site: Landscape Items 1. Stake all trees until established 2. Remove survey spikes from beds. 3. Remove gravel from beds around handicap parking signage. In general clean up debris and garbage from planting beds. 4. Prune existing Linden Trees in center island so that branches are at least 8'above the ground. Hanging limbs are blocking irrigation and pedestrian paths. 5. Replace dead Aspen at front door 6. Replace dead Evergreen Huckleberry and Oregon Grape at front of building. 7. Replace dead Vine Maples in rear courtyard. 8. Fill in gap of Pennisetum Alepeuroides (5-6)plants near trash can at entry plaza. Space to match plants already installed. 9. Eradicate blackberry growing at base of pine tree at front of building. It appears that the soil was not clear of all invasive weeds. Bury&cover exposed drip irrigation tubing in all beds. 2. Spray zones were inspected for coverage. Adjust heads so they do not spray on parking area or building. 3. There is a spray head located in the center of the easternmost gravel path through the large island in the center of the parking lot. Move the head into the landscape area. 4. Raphael(with Highridge Corp.)mentioned that the timer is set to water 30 min.a day, twice a week on the drip zones, and 30 minutes a day on the field grass/spray zones. We are concerned that because the material was installed this late in the season it is not adequately watered to provide good establishment. We recommend increasing water times to provide replacement of water loss due to evapotransporation(5.5-7.5"per month for the next three months). 5. Install perforated caps on aeration tubing for pine tree(see detail 6/L4.04). There are currently solid caps in place on some pipes, and no caps on others. Fix them in place permanently so they cannot be removed. Hardscape Items: 1. Raise benches so that center of bench is 16 1"above finished plaza surface, per detail 7/L4.02. 2. There appear to be a few pavers around the bike rack posts that are not level with surrounding pavers. Remove and replace pavers so they are flush with adjacent pavers. 3. Install spacers along edges of paver area where there are gaps between the tabs on the pavers and the concrete edge restraints. The pavers need to be locked in tightly to prevent them from heaving. 4. Install wood gates on trash enclosure. 5. Install courtyard fencing. 6. Prime and paint handrails at accessible ramp Harbor Gray to match other site furnishings. 7. Grout or caulk around bollards. 8. Prime and paint drain cover and rim in rear courtyard. 9. We recommend setting wheel stops in parking area back 12"from edge of asphalt paving per civil drawings. Confirm with Kurahashi and Associates that this is a requirement. 10. We recommend providing a drainage swale,or inlet, near the front door,to the east of the entrance plaza to prevent water from standing water. Confirm with Kurahashi and Associates the appropriate method for drainage. Please call me if you have any questions in regards to this memo.
