The plan review was performed under the Oregon Structural Specialty Code (ORSC) 2017 edition.
The submitted plans have been reviewed and the following information is required prior to issuance
of the permit.
1. Room labeling clarification needed. Bedroom 1 listed in three different locations.
2. Clarification regarding the number of existing bedrooms and the number of final
bedrooms. Is there an upstairs? The house appears to have three bedrooms existing
online but the existing plan submitted shows two bedrooms and what I believe to be
a family and dining area mislabeled.
3. Adding two bathrooms, making the total bathrooms 3,correct?
4. Are you using joist hangers or foundation pockets? If pockets, I will need a detail
showing the foundation width will meet minimum concrete coverage requirements at
the top foundation bar.
5. Please select a small addition energy measure from table N1101.3

Allyson-Here are my responses to the requested info:
1. Room labeling updated.
2. Existing3rd bedroom is above garage.
3.Yes,there are now 3 baths.
4.Joist hangers have been added to foundation.
5. For small additions,we must do 1 measure but can choose between Table N1101.1 (2)and N1101.3
We are meeting B, HVAC within conditioned space,cadet heaters.
