Vista Structural Engineering, LLC,was asked to address the following city inspection comment:
1. For the wall between the garage and crawl space,is it acceptable to sheath the wall on either face—crawl
space or garage side? The wall may be sheathed on either face and provides the same shear value regardless of
the side of wall it is installed on. Additionally, the side of the wall that is sheathed is permitted to change from floor
to floor,as long as the walls stack. Of importance between the top of the basement wall and the bottom of the
main floor wall, is the shear transfer. This is achieved with 16d nails through the bottom plate of the main floor
wall into the rim below, and with Simpson LTP connectors from the rim to the top of the basement wall. A picture is
attached showing the installation of the Simpson LTP connectors. A picture of the area in question on the plans is
also attached.
