The Fruitland Acres plat was approved in 1911 and includes the land that makes up the five mentioned tax lots. Approved in 1958,The Isaacs Subdivision was a replat for lots 27, 28, and 29 of Fruitland Acres. The Isaacs Subdivision plat records the creation of tax lots 1S136DC04000, 1S136DC04100,and 1S136DC04200. The applicant has provided the City of Tigard with copies of prior deeds and land sale contracts for tax lots 1S136DC04300 and 1S136DC04402.The City of Tigard is unable to confirm that the provided legal documents created tax lots 1S136DC04300 and 1S136DC04402, however the documents support the fact that these two mentioned lots were lawfully recorded. After searching through City Records, the City of Tigard was unable to find any land use records for the creation of tax lots 1S136DC04300 and 1S136DC04402.While there is no documentation for the creation of the previously mentioned tax lots, each of the two tax lots constitute a separate lot of record and are subject to the regulations of the Community Development Code (CDC).
