Besides the main kitchen lighting switches mounted to this wall, initial camera investigation of its contents reveals that there is a 2" ID vent pipe that raises up through the wall,emerges from the attic space and exhausts out from the roof.Both the pipework and electrical connections are situated close to the junction formed by this wall and the shear wall that it connects to. • Extending from the west side of the kitchen, out into the peninsula, is a 4ft high pony wall that runs along the backside of the kitchen cabinets on the short peninsula. Preliminary camera investigations of the internals of this structure reveals only electrical cabling within the wall and no plumbing work. Kitchen re-model Building changes: 1. Room Layout Changes:(Diagram#B2.1)Also refer to included Structural Engineer's report. Proposal is to remove two walls in the current kitchen configuration. Both of these walls have been determined to be non-load bearing by consulting Structural Engineers: Peterson Structural Engineers(Stephen Smithson) 9400 Barnes Road,Ste.100 Portland,OR,97225 The 4ft tall Pony Wall which makes up the rear of the Peninsula cabinets will be demolished.Since it does not extend to the ceiling, it carries no load. Initial investigations indicate that it contains a number of electrical cables but no plumbing work.The repositioning of these cables will be covered under the Electrical Permit that has also been submitted to cover this re-model job. The —2 ft. refrigerator partition wall will also be removed, after repositioning the main electrical switches onto the adjacent shear wall. The electrical work will also be covered under the Electrical permit. The northern most point of this wall contains a 2" ID vent pipe, which will be boxed out in MDF and painted to match the adjacent door frame. It is not anticipated that this pipework will need to be moved since it is close to the end of the wall. An inspection camera was placed inside the wall and it was verified that the joists did not terminate on this wall but carried on, in a complete piece, to the east side kitchen/garage load bearing wall— consistent with the building's original plans. 2. Construction of a Soffit on the East wall of the kitchen:(Diagrams#B2.1,#B2.2) A soffit ceiling is proposed to be built above the approx.8ft tall wall cabinets, extending to the 9 foot ceiling.This soffit will extend outwards from the east wall by approx. 24", mirroring the depth of the wall cabinets.The intention is that the soffit will provide a streamlined look to the kitchen installation and it will also conceal parts of the rigid 6" range hood venting pipework and miscellaneous electrical cable runs(both of which are covered by additional electrical and mechanical permits respectively). The Soffit infrastructure is to be constructed from ProSTUD'""AND ProTRAKTM galvanized steel studs, meeting ASTM C645 and with dimensions of 1-1/4"x 3-5/8".The metal studs will be attached to metal ProTRAK channels using 7/16" Pan-head screws and the ProTraks will be secured to the east wall and ceiling studs/joists with 1-1/4" minimum SPAXTM Wafer head screws. After installation of wiring/6" rigid vent piping,the soffit will be covered with%2"drywall,attached to the steel studs using fine thread 1-1/4"drywall screws.Joints will be taped and surface given a Level 5 finish. /end. The walls in question are highlighted in Figure 1 (attached). Please note that the opinions stated within this memo are based on the review of the provided drawings by a Professional Engineer licensed in Oregon. No field observations were made. Unforeseen discrepancies between the drawings and the as-built conditions by cause the walls in question to be load supporting. Please contact a structural engineer is the as-built conditions are discovered to be different than what is shown in the drawings prepared by Alan Mascord Design Associates for Arbor Homes dated 01/19/17 with the project number 22138AA-1-ARBOR HOMES. The first wall in question is a 2'-0"return section of wall adjacent to the refrigerator. The floor framing above the kitchen is shown in the drawings to be consistent both above the wall in question and above the rest of the kitchen. This leads us to believe that the floor joists were designed to span the entire 14'- 10" width of the kitchen, and that the return wall in question was not intended to act as a gravity load supporting wall. This wall is also not shown to be a shear wall on the provided shear wall plan. Care should be taken during the removal of this wall to verify that the floor joists above are not spliced over the wall. If this is the case, the as built condition is different from the condition shown in the drawings, and the walls is supporting gravity loads. Please contact a structural engineer if the joists are spliced over the return wall. Based on the information provided in the drawings, it is acceptable to remove the wall in question. While the wall is not critical to the integrity of the structure, a decrease in floor stiffness or cracking in the ceiling finishes by be observed in proximity to the removed wall. The second wall in question is a partial high wall located at the end of the countertop adjacent to the stairs. As this wall is not full height, it cannot be supporting gravity of lateral loads. It is acceptable to remove this section of wall.
