First item— The wood structural panels for the interior shearwall at the garage and stair can be either OSB or Plywood or Gypsum board at the upper level. They need to APA rated and nailed according the shearwall schedule on the drawings. The sheathing can be applied to either side of the wall. The upper level shearwall can use 5/8" Gypsum board with 6d coolers at 4" o/c at edges and 12"o/c at field. It was noted the garage slab is lower than the main floor and a wood framed pony wall frames from the top of the stemwall in the garage to the bottom of the floor joists. This pony wall should also be sheathed and match the nailing required for the shearwall above. The sheathing should be edge nailed at the plates. It was noted at the exterior shearwall, the wall sheathing does not extend to the PT Sill plate and is instead edge nailed at the 2x sole plate. This connection is allowed, as long as the sole plate is screwed down to the PT Sill plate. This connection should be Galvanized or SS I/a" diameter Timberlok screws at 12"o/c. The screws should be long enough to extend through the sole plate, floor sheathing and attach to the sill plate below. Second item— At the new steel beam a conflict between the joist spacing and bolt spacing for the web blocking was found,making joist hangers difficult to install. 2x blocking was attached to the face of the web blocking to avoid the bolt heads and the joists were attached to the blocking. The joists should be attached with a Simpson A35 clip to each block. The new 2x blocking should be nailed to the web blocking with six 10d nails. Third item— It was noted the stab bolts don't have enough threaded end exposed to attach the holdown. A Simpson CNW coupler nut can be used with a minimum 12" long X 5/8"diameter A36 threaded rod to extend the stab bolt and allow for the holdown connection. The holdown should be attached to a full height double stud in the shearwall. 1 Fourth item— the holdown straps at the second floor shearwall need to attach to the face of the wood sheathing or directly to the double stud. These straps cannot be installed over the top of gypsum board. They should be installed in a way so they will be visible during inspection. First issue is the shear wall. When we built the wall we held it back in 1/2 inch so when we put the bat and board siding on it would come down and cover the sill plate. Plywood is nailed to the 2x6 bottom plate, Second One, On the steel beam the spans the kitchen we had to fill in the space on the beam with 2x8 material and bolt together every 24". On one side which had the existing floor joist it worked out to where we could use the 2x10 joist hangers but on the new side we had the problem of the bolts and nuts being in the way of the hanger,So we put 2x10 blocks in between each joist and nailed the joist to that.will that work or is there something else that should be used with the blocking? It shows us having to install the HDU2 there also,so do we sheet the pony wall or remove the sheet rock on the main floor and put the plywood there Then I guess the same question for the upstairs would we need to sheet from the floor up to the ceiling with plywood, I'm just wondering how that would finish out.
