We understand that these homes are to be constructed in multiple locations throughout Tigard, Oregon. Design parameters are as noted below: Roof framing is primarily with pre-manufactured pitched chord wood trusses. Upper floor framing is primarily with pre-manufactured parallel chord wood trusses. Main floor framing over crawlspace is primarily with pre-manufactured wood joists. The foundations are to be conventional strip and spread footings. Wind design is based on the ASCE 7-10 MWFRS (Envelope Procedure)for 120 mph ultimate wind speed, exposure category B, and with a Kzt value of 1.00. Lateral design is based on the ASCE 7-10"equivalent lateral force" procedure with Ss equal to or less than 1.10 and S1 equal to or less than 0.50 and with soil classification "D". Plywood or OSB shearwalls are the primary lateral force resisting system (R=6.5). Foundations have been sized for Class 4 soils as defined in IBC 1806.2. Codes considered; 2012 IBC, and currently adopted ORSC and OSSC. The construction documents and accessory documents have been prepared considering the plan review philosophy and permit submittal guidelines of WABO/SEAW white papers 1-2006 and 4-2009.
