We have visited the property and assessed the requirements with you. We can prepare plans and calculations for submittal to City of Tigard, for permitting. OBJECTIVES The JAS team understands that you need engineering services to repair the fire damage to the lower level tenant space of the two story office building located at the address noted above. The structural damage from the fire appears to be primarily a large portion of the main floor framing system. The second floor I joist system and center Glu Lam Beams (GLBs)have discoloration from heat and smoke damage with similar damage on some of the exterior and interior walls. The center GLBs are supported by HSS steel columns. The ceiling of the lower space has been removed which allows inspection of the floor framing. The project will require floor joist replacement of the damaged members which appears to be a large portion of this tenant space. The bathroom areas will need to be rebuilt due to the damage to the supporting floor in this area. Some of the windows are also damaged and may require replacement. The JAS team will address the structural damage of the Lower office space noted above due to the fire and will be preparing structural plans, engineering design and calculations along with the non-structural drawings for a complete permitting packet. SUITE 100 OREGON CITY, OR 97045 • 503-657-9800 As noted above, the second floor I joists have seen some heat and there is smoke damage. We intend to contact the manufacturer and research the performance of these members to determine if any repairs are required to insure they will continue to perform as they are intended. Scraping and smoke sealing will be required for any of these members where they have minor smoke damage and are to remain. Any minor charred or smoke damaged framing for the walls that remain will need scraping and to be smoke sealed as well. We will check existing window and door headers to support the code required roof and floor loads. We understand the project construction is to be built based on the drawings prepared by us. The scope of the project is to provide plans showing the location and extent of the replacement main floor framing along with the interior wall framing. The exterior walls appear to not have suffered much damage so we will not be required to provide a lateral design for wind and seismic forces as there is no change to the lateral force resisting system. JAS Engineering will provide the design to meet the code required floor live load and dead load forces. Structural details will be provided to show the construction requirements for the floor framing to beam and foundation wall connections. The JAS Engineering team understands you would like us to provide the non-structural design elements for this project. We will provide the design for the non-structural elements such as window replacement locations, replacement insulation requirements, and ventilation fan locations in the restrooms. We will provide a code study to include occupancy and construction type and include information on the separation required between the tenant spaces at the walls and floor/ceiling, and rated chases for the ventilation fans if required. The elements to be included are the 1-hr fire wall and floor/ceiling assemblies if required between spaces. Special consideration will be required for the fans from the rest rooms and any other penetrations. These and other recommendations based on code requirements will be re-visiting after any additional demolition and the preliminary drawings have been completed with your input.
