I have included your last email containing the Engineering comments for reference. The specific changes are as follows (per guidelines noted in the Engineering response): 1. Previous LIDA area was too small. New LIDA area is 159 square feet. 2. The LIDA facility will connect to a public storm sewer that outfalls to Fanno Creek (SUB2018-00002). This is an acceptable storm drainage solution per Mr. Khoi Le; his email response from 4/19/2018 included for reference. Hopefully, this revision adequately meets the project's LIDA requirements. Specifically, the LIDA is too small and will need to be at least 158 square feet(2640 X .06). Additionally, Branden will be putting a parcel tag to ensure that when the full development project(6 lot Subdivision)is complete, this house will be required to connect to public storm on SW 76th,which will be built by the subdivision (Per Mark). Therefore, the LIDA will need to have drainage outlets on the east and west side of the LIDA. The east side will be operable, while the west side needs to be capped until they can connect to public storm. " Please revise and re-submit plans for the LIDA accordingly and please let me know if you have any questions. On extending public sanitary sewer southwards on SW 76th. • Existing sewer at manhole is 6 ft deep. Taking into account the north-south grade of 76th and the requested sewer line angle, the extension would have a depth —4 ft in front of Lot 1. My engineer believes this is too shallow to be of practical use by any future development south of that point. Is your assessment different? Sewer extension will be required. • Lot 1 sewer is already connected to the existing 8" east-west extension from the manhole. The existing lateral will cross the newly recreated parcel and will need to be relocated. On storm water management. • My engineer assesses natural flow is to Fanno Creek based on topography. • If I obtained an easement from the property owner east of the subdivision to outfall to Fanno Creek, is that an acceptable solution? This is an acceptable solution. Thanks, Diane Hsu.
