The following information is required in order to complete the review. PLAN REVIEW 1. All exit doors shall be openable from the inside without the use of a key or any special knowledge or effort. OSSC 1008.1.8 2. The main exit shall be provided with signage indicating "THIS DOOR MUST REMAIN UNLOCKED DURING BUSINESS HOURS" Section OSSC 1008.1.8 3. Exit signs shall be provide as per OSSC 1003.2.8. 4. Safety glazing including but not limited to: the following locations: Each unit of glazing shall be permanently identified by the manufacturer. OSSC 2406. Some of these locations are as follows: a. Glazing in ingress and means of egress doors. b. Glazing in storm doors. c. Glazing that meets all the following conditions: In lieu of safety glazing, protective bar (1 1/2" height minimum) may be installed on the accessible side(s) of the glazing 36" ± 2" above the floor. The bar shall be capable of withstanding a horizontal load of 50 plf without contacting the glass. Sec. 308.4 1) Exposed area of an individual pane greater than 9 sq ft. 2) Bottom edge less than 18" above the floor. 3) Top edge greater than 36" above the floor. 4) One or more walking surfaces within 36" horizontally of the glazing. e. All glazing in railings regardless of an area or height above a walking surface including structural baluster panels and nonstructural in -fill panels. 5. American with Disabilities Act (ADA): It shall be the responsibility of the Architect, Engineer, Designer, Contractor, Owner and Lessee to research the applicability of the ADA requirements for the structure. The City of Tigard reviews the plans and inspects the structure only for compliance with Chapter 11 of the OSSC, which may not include all of the requirements of the ADA. 6. Live Loads Posted: The live loads for which each floor has been designed shall be conspicuously posted by the owner in that part of each story in which they apply, using durable metal signs, and it shall be unlawful to remove or deface such notices. The occupant of the building shall be responsible for keeping the actual load below the allowable limits. OSSC 1603.3 Approved Plans: 1 set of approved plans, bearing the City of Tigard approval stamp, shall be maintained on the jobsite. The plans shall be available to the Building Division inspectors throughout all phases of construction. OSSC 106.3.1 Certificate of Occupancy: No building or structure shall be used or occupied until the Building Official has issued a certificate of occupancy OSSC 110.1 Premises Identification: Approved numbers or addresses must be provided for all new buildings in such a position as to be plainly visible and legible from the street or road fronting the property. When submitting revised drawings or additional information, please attach a copy of the enclosed City of Tigard, Letter of Transmittal. The letter of transmittal assists the City of Tigard in tracking and processing the documents. The deals for either of these spaces cannot fund another restroom. We have reconfigured the Plan to provide a hall to two common restrooms accessible to both tenants.
