Gentlemen:
This is a Fire and Life Safety Plan Review and is based on
the 1991 editions of the Uniform Fire Code (UFC) and those
sections of the Uniform Building Code (UBC) and Uniform
Mechanical Code (UMC) specifically referencing the fire
department, and other local ordinances and regulations.
Plans are conditionally approved subject to Tigard Building
Department requirements and the following items:
1. The tenant space number must be prominently displayed
on the street front where it is readily visible to
drivers and officers of responding fire apparatus and
other emergency vehicles. UFC Sec. 10.208
2. Not less than one (1) approved fire extinguisher(s)
with a rating of not less than ( *) shall be provided
for each ( * *) square foot of floor area or fraction
thereof. The travel distance to an extinguisher from
any portion of the building, shall not exceed 75 feet.

Note: Where flammable or combustible liquids are
used, "B" ratings of extinguishers may need to be
higher and travel distances shorter. See
requirements in National Fire Protection
Association Standard 10 -1.
3. Plans referred to and examined by this office contain
no provisions for the alteration or installation of
automatic sprinkler system. Not less than three sets
of plans for the installation shall be submitted to
this office for approval prior to installation. UBC
302(b)
4. All modifications to the existing automatic sprinkler
system must meet the applicable provisions of National
Fire Protection Association Standard No. 13. No
automatic sprinkler head may exceed 7 1/2 feet from any
wall, nor be closer than 4 inches (we prefer a foot) to
any wall, soffit, bulkhead, or similar obstruction.
Small rooms not exceeding 800 square feet may have
sprinklers 9 feet or less from walls (reference NFPA 13
Sec. 4- 4.1.2).
Please refrain from allowing the contractor to install
the ceiling tiles until you have called us and we have
inspected the modifications and given our approval.
5. I calculate the occupant load at 96; therefore, I feel
obligated to advise you that two exits are required --
and your rear exit (door 102B) may not be considered an
exit by building code standards. Please discuss this
matter with the City of Tigard Building Department.
6. All doors shown on the drawings must be openable from
the inside for immediate exit at all times without the
use of a key, special knowledge, or effort. UBC Sec.
3304
7. Hardware for the main exterior exit door may be a key
operated deadlock if there is a readily visible,
durable sign on or adjacent to the door stating "THIS
DOOR MUST REMAIN UNLOCKED DURING BUSINESS HOURS ". This
sign must have letters not less than 1 inch high on a
contrasting background. (UBC Sec. 3304)
