Correspondence (31) 93 ae/ •: _ 16290 y 1 EXHIBIT C TO SHOPPING CENTER LEASE WORK AGREEMENT (Tigard Towne Square) (Kimberly and Michael Weisker, dba Ivy Lane) SECTION 1 TENANT IMPROVEMENTS PROVIDED BY LANDLORD Landlord agrees to provide the following Shopping Center standard tenant improvements in the Premises ( "Landlord's Work ") and shall be responsible for obtaining, at Landlord's cost, the permits for such work: 1.1 Storefront Design. One Shopping Center standard aluminum storefront, including one standard outside door (3' x 7'). 1.2 Rear Exit. Landlord will provide one Shopping Center standard hollow metal door (3' x 7'). 1.3 Demising Walls; Interior Walls. Landlord will install up to forty linear feet (40') of interior walls (in addition to the toilet room walls), ceiling height, and one (1) hollow -core wood door with passage set in order to create an office within the Premises; these walls and door shall be toward the rear of the Premises, and the precise location and configuration shall be as approved by both parties and subject to code requirements. Interior surfaces of demising walls and interior walls will be finished with gypsum wallboard, taped and finished with a light texture ready to receive paint by Tenant. Insulation in demising walls shall be R - 11. No interior walls shall be provided by Landlord other than as provided in this Section 1.3 and a single toilet room as required by Section 1.5. 1.4 Ceilings. A suspended 2'x4' grid system and Shopping Center standard acoustical tiles \vill be installed. Ceiling height shall be ten feet (10'). 1.5 Toilet Room. One toilet room with a single water closet (toilet) at the rear of the Premises in either corner as designated by Landlord. Landlord shall provide handicapped facilities. Toilet room will include the following: (a) One hollow -core door with privacy lock and wood frame; (h) One wall -hung lavatory (sink) with 2'x3' mirror; (c) One water closet (toilet); (d) One five gallon water heater; (e) Wall - mount light fixture with switch; (f) Exhaust fan; (g) Wall receptacle; (h) Toilet paper holder; and (i) Paper towel dispenser. 1.6 Lighting. Standard 2'x4' recessed light fixtures that will supply 70 foot candles of lumination at desk height, subject to applicable code restrictions. Lights will be switched at the electrical panel only. Landlord will provide one (1) 120 volt duplex wall outlet per 15 lineal feet of demising walls in the Premises (the precise locations as agreed to by both parties); three (3) such outlets in the walls of the office provided under Section 1.3; two (2) 120 volt outlets above the ceiling at the front of the Premises (for use by Tenant in order to provide electricity to storefront window signs which Tenant will purchase and install); and one (1) 100 amp electrical service. Landlord will provide conduit and one J -box at the front of the Premises (above the ceiling and behind the storefront) for service to Tenant's building sign (Tenant is responsible for furnishing and installing the sign and connecting the sign's wiring to the J -box). Photo cell or time clock for Tenant's sign shall be at Tenant's expense. Landlord will provide one (1) telephone mud ring and pull string in location acceptable to Tenant, but installation of telephones, jacks, and telephone lines are Tenant's responsibility. 1.8 He:iting and Air Conditioning. Heating and air conditioning system (one ton for approximately every 400 square feet of rentable area), ducted for open space. 1.9 FIB• )rs. Finished concrete prepared to receive floor covering. Tenant is responsible for )urchasing and installing floor covering, but Landlord will give Tenant an allowance for tIle cost of such floor covering in the sum of the lesser of (i) $2,000.00 or (ii) one -half of Tenant's actual cost for purchase and installation. Landlord will pay the allowance to Te nant after Tenant has submitted to Landlord proof satisfactory to Landlord that Tenant has paid for the floor covering (or, at Landlord's option, upon receipt of an invoice and satisfactory lien waivers, Landlord may provide a check payable jointly to Tenant and its ,,ubcontractor or supplier).
