This project is located wholly in the Operations Subdistrict,as defined in 18.630.020(B)(2)and consists of a new aeration basin and secondary clarifier for wastewater treatment,a new electrical building to house electrical gear for the new facilities,an extension of the plant's existing tunnel system to provide below-grade maintenance access to process equipment,a new secondary effluent channel for conveying treated wastewater,and other associated facilities.The facilities will generally be constructed to the north and east of the existing treatment facilities. Refer to Exhibit A This project extends the existing on-site sanitary sewer and stormwater infrastructure,with new catch basins and inlets as required for new impervious areas. The new facilities are all in the"Waste Related"and"Basic Utilities"Use Categories,which are permitted uses within the Operations Subdistrict,under 18.630.030(B). The project is not expected to produce any additional traffic,with the exception of temporary construction traffic. The following demonstrates how the project adheres to the specific requirements of 18.630: 18.630.040(A)(1) All above grade development is within the set back;meets requirements. 18.630.040(A)2) This project is not located in the Administrative Subdistrict. 18.630.040(A)(3) All development within set back is underground;meets requirements. 18.630.040(A)(4) No venting or odor control systems are located within the set back. 18.630.040(A)(5) None of the new facilities front a public road. 18.630.040(B)(1) This project is not located in the Administrative Subdistrict. 18.630.040(B)(2) Tallest structure is the Electrical Building at 18'—8"high. Meets requirements. 18.630.040(B)(3) This project is not located in the Floodplain Subdistrict. Refer to Exhibit B. 18.630.040(D) There are no such structures in this project. 18.630.040(E) Signs shall meet requirements of the I-P Industrial Park Zoning District and will be provided by CWS under separate permit;signs required during construction will be posted by the contractor at the site. 18.630.040(F) This project meets the required minimum lot width. 18,630.050(A)(2) Existing landscape buffering will be restored under a separate project and permit. 18.630.060(A) This project does not impact connectivity standards. 18.630.070(D) This project includes new noise-producing equipment,principally the odor control fans.These fans will be provided with enclosures to limit their noise to the levels outlined in Table 18.630.2 18,630.070(E) This project includes a new odor control system,which has been designed to contain and treat potential odor sources arising from new development. 18.630.070(F) There are no components of this project that are expected to increase glare. 18.630.080 This project does not include any element that would require review under 18.740,Conditional Use.
