Re:your comments: b t'—f( 1. Ok. I will get my architect to draw up the engineering for the foundation slab cut. 2. The home was built in 1997. I will tear open a small portion or the existing wall and get a sample of the existing insulation. 3. I continue to be confused on this point.You may recall they we spoke about this when I talked to you in person.The existing daylight basement is carpeted over slab.The existing space we want to convert to a bedroom is at the same daylight basement grade on the same slab. It doesn't make sense that one would have to step up onto a framed wood floor in the bedroom that is at the same ground level as the rest of the basement. Also, if it helps, there is no sign of water issues in that room-the room is drywalled down to the slab and there is no water stains on the drywall. It doesn't make sense to me if this room can't simply be carpeted. 4. It's a gas WH. I will look at the code section 505.1 and will provide compliance information on it. I suspect added ventilation is needed. Anyhow, I'm confident that won't be an issue. 5. The ceiling height is 9'. Can you get back to me/clarify on point#3? Thanks so much. Engineering will be required for the cutting into the foundation wall. 2. Insulation information will be needed on the plans what is existing and what it will be insulated. The area needs to be brought to habitable space condition. ORSC Table N1101.2. 3. I am unclear on if the floor is slab on grade or a framed floor. If this is a framed floor I need to know the floor framing and spacing for loading purposes. If this is a slab on grade situation the floor will need to be built up to allow for insulation or proof of slab insulation will need to be provided. 4. Is the existing water heater gas of electric? Gas WH requirements in a bedroom are more strict see plumbing code 505.1 5. Please provide dimensions and ceiling height on the plans. Again I am sorry for the run around but I want to make sure the inspection process is smooth and the home is safe. Please let me know if you have any additional questions. The heat source is TBD. We are installing a new furnace. We will try and have the heating company install ducting to that space. If that does not work we will have the electrician install a wall heater. Both the HVAC and electrician will pull their own permits on this job. On a separate note, we are considering doing a tile shower to replace a fiberglass shower. If I need a shower pan permit how long will that take to issue once it is applied for.
