Report (29) .fes 4_ 4 cREE FORENSICS A JENSEN HUGHES COMPANY November 9, 2017 City of Tigard 13125 SW Hall Boulevard Tigard, Oregon 97223 CHAU RESIDENCE - RESPONSE TO INSPECTION REPORT Homeowner: Len Chau Residence Address: 13663 SW Benchview Terrace —Tigard, Oregon 97223 Record Type: Residential—Master Permit Record ID: MST2017-00347 Inspection Type: 275 Framing Inspector: David Young CASE File Number: 201607 In response to the October 20,2017 inspection report from Mr.Young of the City of Tigard,CASE Forensics(CASE), a JENSEN HUGHES Company reviewed a wood column in the garage of the residence located at 13663 SW Benchview Terrace, Tigard, Oregon. Structural repairs to a portion of the residential framing were designed by CASE to remediate damage caused by a vehicle impact to the garage. CASE's structural drawings were permitted by the City of Tigard on September 20, 2017. Measured from the permitted structural drawings, the subject column is located approximately 9'-10" north of the garage south exterior wall, 13'-6" east of the garage west exterior wall, and supports roof and second floor dead and live loads. Examination of the column revealed no evidence of measurable displacement at the top or bottom connections. No deflections, dents, scrapes, or fractures were observed along the length of the column that would be considered consistent with a vehicle impact. Vertical cracks were observed on the south face of the column. The location and orientation of the cracks are inconsistent with a vehicle impact. However, the vertical orientation of the cracks, the relatively thick dimension of the member,the lack of similar cracks on the 3 other sides of the column, and the lack of splintering or other cracks extending from the main line of vertical cracks, indicate these observed vertical cracks are a condition known as checking. Wood checking is caused by uneven drying and subsequent shrinkage of the wood material, and is an expected occurrence already accounted for in general, common practice wood design methodology.
