The structures are two story wood-framed. Some plan types have variations for daylight basements to accommodate site conditions. Codes considered;2012 IBC, and currently adopted ORSC and OSSC. Gravity Design: Roof framing is primarily with pre-manufactured pitched cord wood trusses. Upper floor framing is primarily with pre-manufactured parallel cord wood trusses. Floor framing over the lower floor area and crawl space area is primarily with pre-manufactured wood joists. Foundation Design: The foundations are to be crawl space conditions with strip footings and spread footings and cantilever retaining walls. Foundations have been sized for Class 4 Soils as defined in IBC 1806.2 Lateral Design: Wind design is based on the ASCE 7-10 MWFRS (Envelope Procedure)for 120 mph ultimate wind speed, exposure category B and with a Kzt value of 1.38. Seismic lateral design is"equivalent lateral force" procedure with Ss and S1 values from ASCE 7-10. Plywood or OSB shearwalls are the primary lateral force resisting system (R=6.5).
