OA P RE: Framing Inspection 6 Nguyen Residence Remodel EXPIRES: 6130/ 12412 SW Autumn View Dr Tigard, OR We are writing this memo to inform you of our observations and recommendations from our site inspection on September 16, 2016 at your request. We understand the original contractor,Timber Ridge Development, and the owners are in disagreement and will be entering mediation to resolve their issues. Our inspection is being provided to inform you of our recommendations to complete the framing to meet our design intent and are as follows: Lateral Load Elements: ' A general review of the lateral design, attachments and details was performed.We found the existing conditions to be in general conformance with the approved drawings and structural intent,with the exceptions listed below: A shear wall in Master Bath on upper floor was not attached to the roof truss. Provided connection per our detail R1 at this wall location. Shear wall in 'His Walk-in' at the master bedroom on upper floor is not attached to the roof truss. Provide connection per our detail R2 at this wall location. Shear transfer from the roof is required at the shear wall between Bedroom 2 and the Entry. Install diagonal bracing per D22/56. An HDU11 holdown was installed in lieu of the HDU14 indicated on the permit drawings at dining room on the main floor. Verify anchor rods and install appropriate holdown. A_SHER1VIAN ENGINEERING INC f—I. The Specified double sided shear walls currently have plywood on one side only. Once shear inspection has been passed,the second side shall be installed. It was noted that the shear wall between the crawl space under the garage and the mechanical storage had a large number of missed nails. Verify nailing has been installed per the shear wall schedule into framing members. Several areas had nail heads that were not driven fully flush with the plywood. The nail heads shall be tapped fully flush for all shear walls. Interior shear wall straps shall be attached to framing below per detail D13/S5. In areas where the framing member is not flush with the face of wall,blocking shall be provided as shown in revised detail R3 such that the strap is no more that W' out of plumb. Per the framing inspection by David Young,verify that the plywood is nailed per the shear wall schedule 'edge nailing'at point load transfer points per detail D14. Framing: A general review of the framing design, attachments and details was performed. We found the existing conditions of the main house to be in general conformance with the approved drawings and structural intent, with the exceptions listed below.The back deck framing was incomplete and will require the revisions below. Main House: Roof header RHD1 in the master bath is specified as a 4x12,but a 6x8 was installed. A 6x8 DF#1 header is an acceptable replacement for this header in this location. The headers over the windows in the great room were not specified on the plans and therefore defaulted to the minimum 6x8 per the approved plans. It appears 4x8's were installed in this location. We have reviewed the loading and find theses headers to be acceptable. Beam UFB8 appears to have been switched to a 5-1/8x in place of a 3-1/2x, which is acceptable. The posts were designed as 4x10's to fit in a 2x4 stud wall, but have changed to 6x6's in a 2x6 stud wall. We have reviewed the loading and find this change to be acceptable. SHERMAN AENGINEERING _. ZINC J L Per the framing inspection by David Young: The bedroom wall corner at the left rear shall be connected to the intersecting wall in the closet. Finish nailing truss hanger at living room double girder truss. Bearing plates or shims shall be installed at locations with hip crossing flat chord studs. Install pressure blocking at jack trusses in garage for top chord connections to the wall per the truss mfg.specs. The post supporting UFB5 at the dining room was specified as a 4x6 post and a 4x4 post was used.We recommend adding a 2x4 this post with 16d at 8"centers. The wet bar in the family room on the lower floor was eliminated from the plans. This change eliminates the need for beam MFB2, however the footings in this configuration require review. The permit drawings show an expanded footing that was intended to provide support for the shear walls at the kitchen and it appears to have been stopped short of the intersecting wall. Further site investigation is required to verify the extent of the existing footings and possible need for retrofit in this area. Exterior strip footings shall be embedded a minimum of 18" below grade per details 'BJ10' on sheet 10. Geotech shall review existing slope and grade to ensure the existing conditions meet their specifications. Deck Framing: The deck framing, posts and footings were partially completed at the time of our site observation. It is our understanding that the pin piles were installed as intended per the 9-10-15 memo. However the tie grade beams have only been formed not poured at this time. The deck posts have not been installed in the locations per the plans. This causes the deck beams to have a span greater than which they were designed,therefore the post locations or beam sizes must be changed. We recommend shifting the lower outer columns to align with the center of the footings and install beams per the attached markups. All posts and beams shall be attached with appropriate column cap and post base brackets. See attached for deck framing configuration. All exterior beams shall be pressure treated, per our notes, if they are intended to be exposed, but may be untreated if they are to be fully wrapped and protected from the elements. Two of the deck posts have checks and splits that we have reviewed and find to be within acceptable tolerances. AS.
