As we discussed in the pre-application conference held on February 11, 1993, this is a 35,000-sq.-ft. building to be used for the development of prototype computer motors. The "IP" (Industrial Park) zone provides for the "manufacturing of finished products" as an allowed use, by Section 18.68.030 A(3)a. The dimensional standards of the IP zone are met by the site design as follows: Code Provided Front Setback 35 ft. minimum 65 ft. minimum Side Setback 0 16 ft. minimum Rear Setback 0 45 ft. minimum Wetland Setback 25 ft. min. 25 ft. minimum Impervious Area 80% maximum 66% Landscape Area 20% min. 34% Building Height 45 ft. max. 24 ft. Parking 1 per employee 151 (100) maximum staff shift The site contains a number of valuable trees, as noted on the accompanying plans. Considerable effort has been taken to adjust the building and vehicular areas to retain and protect as many trees as possible. The wetland area on the site periphery is also noted, as delineated by RZA-Agra. No work is proposed in the wetland area, including the setback, or the area below the 100-year floodplain elevation. Our initial design, which impacted the 100-year floodplain, has been revised to place all of the storm water quality facility outside of the floodplain area. Construction on this project will commence as soon as possible, subject to issuance of permits and weather conditions. Earthwork will be completed and/or stabilized prior to the fall 1993 rainy season. Please call if you have any questions or need further information. Thank you for your assistance.
