DATE: 2/27/171144Pr• 37?/Rix 7 ANAL-- JOB #: 16-0106 RE: FIRE DAMAGE ASSESSMENT Regarding the fire that occurred at the above referenced address on Sep 19th, 2015: This serves to confirm that I have completed an assessment of the extent of fire-damage to the existing roof support structure, at the Eastern corner of the building. The scope of this assessment was limited to only the exposed, obviously fire damaged structural support elements, on the date of my site visit of Feb 21St. 2017. pa is outlined pages where the extent of the observed dams Please refer to the attached 11 g damage and acceptable repairs are indicated. By: M.L. S. Date: Feb_2017 Rev#: 0 Summary Job#: 16-010B Sheet 2 of 12 Scope and review Parameters A: Scope:[Refer to attached sketches and calculations for more clarification.] • The South Eastern corner of this existing building suffered fire damage on Sep 1§h 2015. • The fire affected only about 25%of the roof-plan area of the North-Eastern part of the building. • Our[SMG's] scope is to: • Inspect the extent of fire-damage to structural members. • Determine a criteria of visual acceptance/rejection that can be applied by a constructor. • Determine what%of loss is related to charred members versus blackened members. • Determine what code requirements may be applicable, based on the extent of the damage. B: Reference Documents: • Memo by SMG to grant post-fire access approval [SMG job-ref.#16-010A] • Given building geometry [from insurance damage assessors]. • Online news reports, photos and location maps. • Copy of the official Fire report done by TVFR. C: Background and parameters. • The given period of original construction: estimated around the latter 1930's. • At the time of the site visit, all upper floor wall&roof framing was exposed (gypsum sheeting had been removed)-which made visual inspection and access relatively easy. • No other apparent changes/repairs, unrelated to the fire, were observed. • The load-path for gravity support is thus more obvious. The lateral system remains unclear. D: Review Parameters&loading assumptions • It is assumed that the intended future use of the building will be the continuance of similar occupancy-related loading and that no greater loading demands will be required of any structures due to any anticipated changes of building use. • The objective of this review is to have the structure reinstated to its pre-fire structural state. E: Design References used: • Per IBC2012/OSSC2014-Section 3405 • Loadings per ASCE 7-10 • Material strengths and design review of timber compared with NDS-2005 F: Analysis and findings. • The site assessment and subsequent review show limited/local repairs/replacement necessary. • Per OCC14/IBC2012-§3405; we consider the extent of damage to be: "less than substantial" See the following sheet for repair/replacement recommendations. =„'= Client: Eric Xu Smith Monroe Gray Project: Fire Damaged Structure at ENGINEERS, INC . 12549 5.W.Main St.,Tigard, OR. By: M.L. S. Date: Feb_2017 Rev#: 0 Summary Job#: 16-0108 Sheet 3 of 12 Repair/replacement options. G: Recommendations: - Charred members: • All char-damaged members must be replaced with similar or better, sections&grades;- • -either by removal and replacement, • -or additional members can be installed adjacent to/midway between such damaged members. • Lath roofing boards may also be replaced by nom. 5/8"thick OSB sheathing; Install per OSSC. - Blackened members: • All members that were only blackened with no charring may remain in place and be reused. Note that such smoke affected members will likely continue to emit smoke-odors,thus they should be pressure-cleaned or hard-brushed and then sealed with a shellac-base sealer/primer. - Acceptable updated or alternative replacement elements. These alternatives may need to be submitted for acceptance by the City of Tigard beforehand. • The short cripple-walls that support the roof-lath may be replaced with pre-engineered trusses. • The diagonal blocking to the ceiling joints may be replaced with: • either diagonal propriety steel braces • or solid wood blocking • or other commercially available and code-approved lateral support for the joists. • Existing hardware/fasteners may be replaced with code approved screws or connectors.
