PROJECT REVIEW
A request for design review of a proposed remodeling for
reuse of the former Arrow Heating building for a stationery
store
STAFF FINDINGS
1 . The Tigard Planning Commission, at their meeting of Oct .
21, 1975, approved a conditional use permit for a stationery
store on this site in the building indicated as building
"B" .
2 . The site is zoned C-3, but has previously been used as
light industrial . An existing light industrial tenant ,
Fahey Machinery Co . , will remain.
3 . Several problems are seen by staff in the proposed site
plan with respect to code conformance :
a. parking setback from lot lines
b . screening from existing residences
C . minimum parking requirements
d. width of "driveway" (10 foot part)
e. minimum distance between driveways
f. access easement required
g. required landscaping in rear
h. asphalt paved parking and access required
STAFF RECOMMENDATION
Approval, as submitted, with the following conditions :
1 . Landscaping adjacent rear property lines and in
island areas per code
2 . Paved parking in rear with curbs and drain
3 . Increase parking by identifying parkinb behind building
and by increasing parking in front
4 . Obtain and record easement for rear access with City .
5 . Move parking on front west westerly approximately 6-10
feet
