December 23, 1975

1. CALL TO ORDER: 5:25 p.m. (chairman was late)
2. ROLL CALL: Members present: McMonagle, Olson, Cook, Wakem;
staff: Powell
3. MINUTES: Minutes of the December 9, 1975, meeting were approved
as read.
4. COMMUNICATIONS: None
5. PROJECT REVIEW
5.1 SDR 31-75 (Watts Welding Supply/Sabre Construction Co. )
A request for review of a proposed commercial/industrial
building near SW 72nd and Upper Boones Ferry Road for a
welding supply office and storage.
A. Site Development Plan Review
1. Staff Report: read by Powell with recommendations.
2. Applicant Testimony:
o Stan Chinn (Sabre) and Stan Watt (owner)
explained the proposal and answered questions
from the Board. Discussion concerning the need
for improvements in front of the adjacent
grocery also on the parcel being acquired by
Mr. Watt established that there was a probable
need for some resurfacing of the apron area and
that the "island" proposed may be in the wrong
place as it is in the road right-of-way. The
Board offered suggestions with respect to im-
provement of this portion of the site, but
determined by concensus that it was "off site"
and not properly subject to their purview.
3. Board Discussion and Action
o Motion for approval (Cook) on conditions that:
1. Curbs be provided in parking area.
2. Landscape plan be revised for staff approval.
3. Storm drainage be provided for by install-
ation of a catch basin with the line to

daylight at rear in ditch.
o Seconded (Wakem)
o Motion to amend (Olson) to add a fourth
condition:
Delete the "compacted gravel" area as
shown and landscape that area. Amendment
accepted by Cook and Wakem
o Passed unanimously
B. Architectural Design Review
1. Applicant Presentation: Mr. Chinn explained
the elevations and
floor plan.
2. Board Discussion and Action
o Cook asked about exterior entrances and
mechanical equipment
o Motion for approval as submitted (Cook)
o Seconded (McMonagle)
o Passed unanimously
6. OTHER BUSINESS: None
