ADJOURNMENT: STAFF REPORT Tigard Site Development & Architectural Design Review Board March 23, 1976 Project Review SDR 6-76 (Bantrust Industrial Park Expansion) An expansion of the Bantrust Industrial Park on SW 72nd, south of Boones Ferry Road STAFF FINDINGS 1. This project was approved as a conditional use by Washington County and has recently been annexed to Tigard. See sheet 1 of 1 to see the relationship of the proposed development to the larger project. 2. The submitted landscape plan (sheet 11) meets all Tigard code requirements with the exception that an irrigation plan has not been submitted. 3. The area marked as "yard" adjacent I5 could use evergreen screening -- an extension of the Scotch Pines shown to the south, possibly mixed with some of the London Plain trees (deciduous) , would accomplish this. STAFF REPORT Tigard Site Development Plan & Architectural Design Review Board March 23, 1976 - 5:00 p.m. vow PROJECT REVIEW SDR 7-76 (Jerry's Barber Shop) A proposed commercial building which will stand in the place of the wood frame building now housing Jerry's Barber Shop which will be removed from this location. STAFF FINDINGS 1. On March 16, 1976, the Planning Commission approved a setback and parking variance for this location. The setback variance allows the building to be within 22 ft. of the sidewalk edge and the parking variance allows con- struction of the facility without provision of off-street parking. 2. The landscaping shown between the building and the sidewalk does not conform with the landscaping now being placed in this area as part of the Repac Demonstration Landscape Beautification Plan. Mr. Hakola has paid his portion of the landscaping costs for this project and the landscaping will be installed by City crews. Therefore, staff would prefer to have the Design Review Board delegate the responsibility for providing landscaping which will con- form to the overall beautification plan to Repac. 3. The building setback approved by the Planning Commission will place this building on line with the adjacent restaurant building to the west.
