We present herewith a report of our .�, findings, conclusions and recommendations. Site Descri tion The subject site is located west of Interstate 5 and east of S.W. 72nd Avenue, between S.W. Bonita Road and S.W. Carman Drive in Tigard, Oregon. The site is currently under site grading and does not support any structures. The site is alightly sloping to the west at or above the grade of S.W. 72nd Avenue. Subsurface Exploration In order to ascertain soil conditions, four test pits were dug with a tractor-mounted backhoe. Test pit locations are shown in Fig. 1, attached. Samples were identified in the field, and logged accordingly in the enclosed Log of Test Pits. SO ils and Geology Soils in the project area consist of a sequence of fine-gra ' 1ed sediments (clayey silts and sands) found extensively throughout the Willamette and Tualatin Valleys (Willamette Sill-) , underlain by diluvial gravels and basalt at depth. Specific units are described briefly as follows: i 1. Fill A surface fill over original topsoil consisting of J crushed rock, clayey silt and vegetated topsoil extends from 1 to 2 feet below grade. Proposed Construction We understand that plans call for the construction of a one-story 49, 980 sq. ft . warehouse building on a grade slab floor constructed at or near present grade. Construction will be of concrete tilt-up style. Structural loads, ,...� etc. have not been presented for our review at this writing. Conclusions and Recommendations On the basis of our studies at this site, we draw the following principal conclusions: 1. Excavations for structures will encounter silts and clays of alluvia]. origin. 2 . Adequatc support for all proposed site toads (including structural fills needed to raise the site to the design grade) will be found in the native soil unit. 3 . Structural Fill - Site Preparation Site preparation could be accomplished by a number of methods depending on grades selected for the project. All building areas should be stripped of fill and any obviously loose or unsuitable materials. we anticipate that stripping to a depth of 6 to 24 inches below the existing ground surface should suffice. We point out that favorable weather will be required for operations in which fine-grained materials are being worked; consequently, it would be advisable to conduct the site preparation phase of the project prior to the on-set of the rainy season. In the event that rainy weather is encountered during site preparation, it may be necessary to suspend operations or use a clean granular material (i .e. , sand, gravel or crushed rock) . Fills should be compacted to 95 percent of maximum density as determined by laboratory cnrpaction test AASHU T-180. 4 . The structures may be supported on native clayey silt soils using conventional spread footings placed at comparatively shallow depth in the finished grade (minimum 18" below existing grade) . 5 . Spread footings may be designed for contact pressures of 3000 psf, with a minimum footing width of 16-in. 6. Foundation Preparation Inasmuch as the native soil units which will provide support for the main portion of the structure are extremely sensitive to disturbance in the presence of excess moisture, care should be taken to protect ,» prepared bearing surface- until footing concrete can be placed. Precautions to achieve this end would consist of (1) cove.L4nq of prepared bearing surfaces with impervious 1 membranes or granular blankets (4-in. minimum thickness) or (2) cessation of work during rainy weather. 7 . Surface run-off (from roofs, parking areas, etc. ) should be tight-lined to the storm sewer or other approved disposal areas. Under no circumstances should surface run-off be led into the foundation drains. S . Any areas of the building which are to be developed below the exterior site grade must be provided with a well-designed drainage system, in order to control hydrostatic pressure against walls, seepage of groundwater through base walls, etc. 9. Pavement Recommendations Asphalt Pavement We recommend that asphalt pavement be designed for a subgrade CBR of 4 . Prior to placing base course the subgrade should be proof- rolled with a loaded dump truck to detect areas or poc?:ets of unusually soft material . The civil engineer for the project may have more traffic and project design data available than is presently known and may wish to modify and refine these pavement sections. We will, upon request be pleased to provide s more detailed pavement design when definite traffic and building plans are available. 11. We request that we examine and identify soil exposures created during project excavation:: in order to verify that soil conditions are as anticipated.
