I . , I observed repair worm being done to plywood de-lamination of the second story subfloor. In the master bedroom, one 4 ' x 4 ' piece had been replaced, the master walk-in closet had one 2 ' x 2 ' piece replaced. The builder was in the process of replacing one 4 ' x 0 ' r3heer in the master bathroom and one 4 ' x 4 ' piece in the front bedroom. T)--' contractor was blocking all joints and gluing all. joist/pj im 0,:)ri : ,oriections , then nailing the plywood. In my opinion, the contractor was doing a proper repaix and I Gee no compromise in the structural integrity of the house. This patching was performed after the underneath sheetrock hav been already attached to the joists . Therefore it was impossible to inspect and evaluate the soundness of the supporting elements of the patches . I have requested that the cut-off openings, with the additional supports attached to the joists, be made available for inspection b-afore nailing the replacement patches . However Ihave not been offerred the opportunity to do so . The patches were nailed before I arrived at the site . I have to emphasize that steping on one of the patches it screeched denoting movement and inadequate support . This puts into question the long-term stability of the patchings . The thickness and strength of the second layer of plywood ahoul.d be the same as for the base layer . The upper face finish should be the same as for preseboard (13rade A) . All seam gape around the replacement patches shall be sealed with glue to reduce possii,le moveme.,t and screeching of base plywood . The use of pressboard sheeting for covering the base plywood is " u.n ep-�ab-I`e s cToec n p:ro"vide`-enols r to compensate or the wea.�ening of the patched and still delaminated base-plywood . These deficiencies should be corrected without delay. 1) - The jacuzzi installed in the master bathroom is a one person size instead of a two person jacuzzi specified in the con- struction contract . The interior dimension, of the installed jacuzzi are 33"x60" (i .e . 1980 sq .in. ) as compared to 'L8"x70" (i .e . 3360 sq .in. ) for the one shown in the mode]. house 14A on 10700 SJJ, Summer Lar,e Drive, Tigard, OR . The jacuzzi must be replaced with a two-person type having tha minimum dimensions of the marketed model . If a different mcde] of jacuzzi is proposed, it should be viewed and accepted by us before installation. Failure to do so will consti+ute breach of contract with all legal consequencies . 2) During the house frame erection both top and ground floors were e::posed to heavy :^ain wi%hou'c any protective covers . The R-19 thermal insulat-on under the ground floor has been soaked with water and now is pLrtly compacted and eomplete.ly detached from the floc being supported by strings . Ambient air can circulate freely between the floor wooden structure and the insulation making it useless . Even if completely dried and pushed up against the bottom of the floor, the insulation, due to compaction would have lest a good ,part. of its thermal resistivity and will not satisfy the A. 19 specifications The insulation should be replaced or, as an alternate solu- tion, dried by biowing warm air and restored to its original thermal resistivity by addin- a second layer of insulation. (33) During the same rainy period water accumulated on the top floor plywood and, having no drainage, stayed there for several drays . The plywood was scaked with water .
