Mr. Miller: At your reque! t, we visited the subject ,ot to determine a feasible solution for soft soils in the building area. The lot is located within an old drainage Swale and, as such, contains soft, fine-grained soils near the surface. The lot had been cleared before we arrived, but part of the prc�lem lies with the old topsoil zone that appears to be pretty much in-place. All the soils are saturated and not suitable for direct foundation support. Our recommendation is to remove the remaining topsoil , disturbing as little of the underlying soil as possible. The lot should then be filled with at least two feet of clean gravel , lightly compacted. This will accomplish the following: 1 ) provide a working surface during construction and spread out foundations loads and 2) provide elevation above groundwater levels while allowing the water to drain through the lot without an elaborate drain- age network. JOHN MCDDNALD ENGINEERING SOILS CIVIL - GEOTECHNICAL 10116 SE STANLEY AVENUE POR1 LAND, OREGON 97222 (503) 714 0077 December 3, 1982 Tom Miller 23550 SW Graham's Ferry Road Sherwood, Oregon 97140 Dear Mr. Miller: House foundation preparation on Lot #9 of Pick's Landing I sibdivision was sp( cified in my letter of December 9, 1981 to Waverly Construction. This present letter amplifies the method of procedure. The lot has been re-inspected and conditions are the same as before, except that one source of surface runoff water is reported to have been diverted so it no longer runs over Lot #�. Foundation preparation is needed because soft surface soil, fill soil, and buried organics are present, along with a shallow soil water level. The recommended treatment is to partially ?ower the soil water level and to install compacted gravel-filled trenches under the house footings. The recommended procedure is to start at the southwest corner of the lot and dig a trench around the end of the existing storm drain to let escaping soil water daylight to the south. Tr-nching for the house foundation should be at least 18" wide. Firm soil is at around 3' depth in the non-filled areas of the lot and around 4' depth in the filled areas. The trench digging and soil water action may appear to be loosening trench bottom soils so continuous inspection by the soils engineer or by a testing liboratoiy ,s needed to prevent over-excavation or inadequate excavation. Filter fabric of any type or thickness is draped down into the trench and the trench is filled in 18" layers, which are leveled by treading on them and by running a vibrating plate compacter until each layer is firm and tight. Fill materials may consist of pea gravel, 3/4" drain rock (rounded), or 3/4" tc 1/4" no-fines crushed rock. These materials will allow soil water to drain through the trench and out the southwest corner anal the filter fabri-.� w.Al prevent soil erosion. In- terior house footings may be grouped togt,ther so a hole can be excavated and the filter fabric and fill p1Rced right into the water-filled hole if necessary. I 2. The house thus is supported by extericr footing wall and interior foo► i::.,-s placed on the compacted gravel-filled trenches, and has a crawl space so no part of the building is supported by the soft soil. The crawl space should be covered by plastic film to keep the floor joists dry. The rear surface drain that was installed on Lot 468 should be extended through Lot 469 so it can exit to the south. Site Testing Laboratory in Tigard has experience in inspecting i this foundation trench constructiun method. They would like to have 48 hours notice if possible.
