Phase I was approved by the Planning Commission in 1970. No land use applications regarding the subject parcel in particula, have been reviewed by the City. 2. Vicinity Information P.,operties to the east west, and south of the subject parcel are zoned R--4.5 (PO) and are invelopod witn single family residences. Properties to thvi north are zoned R­7 (PD) and also are developed with single family residences , 3 . Site Informatioi and Proposal Description The subject Farc(!l is located on the southwest corner of the intersection of SW Morning Hill Drive and SW Feelcon Rise. Drive. The front of the house faces the east on a loop oad serving six lots. The rear yard is on the west side of the lot adjacent jacent to the side yard of the next house to the west. The neighboring house is set back from the property line by 13 feet and is approximately 6 feet lower in elevation. The applicants propose to construct an approximately 160 square foot single story addition on the west side of their house in an area presently occupied by an open deck. The applicants request flexible setback approval to allow a 12 foot rear yard setback in this area where a 15 foot rear yard setback is normally required. Evergreen trees are located betweer this area and Morning Hill Drive to the north. Bushes and decid-, trees are located between the deck and the property to the west.
