Site Information and Proposal Description Construction has been initiated and a concrete pad is completed for one of the buildings. The applicant proposes to divide the property into three parcels. Parcels 1 and 2 will include the two proposed buildings which front on Hunziker Street and Parcel 3 will contain the other two building and the balance of the property . The lot lines are intended to provide for adequate setbacks for the building locations which were previously approved. 4. Agency and NPU Comments The Engineering Division has the following comments: a. A joint access and maintenance agreement shuuld be required for the common driveway and parking facilities . The development of the property was approved on the basis that all four buildings were to be an one parcel. ANALYSIS AND CONCLUSION The proposed development conforms with the provisions of the C-P zone and is basically consistent with other relevant portions of the Code. Noted below are items that require further discussion or require modification to comply with the Code. 1. Setbacks No setback requirements apply in the C-P zone except when adjacent to residential development. Building setbacks cf 65 to 80 feet are shown from the western and south .rn properly lines and a 20 foot setback is r-�qulr-d. 2. Landscaping The landscaping plan conforms with the minimum area requirement of 15% Gf the total lot area as well as the street tree standards. A 10 foot wide landscaped buffer, as required by Code.
