Gentlemen : We have completed the field , laboratory and office studies for the above-referenced projects in general accordance with our proposal dated January 7 , 1980. The purpose of the work was to determine the general subsurface conditions at the two proposed office building sites and develcp criteria for foundation, design . This letter-report describes the work that was accomplished and presents out- recommend- ations for the design of foundations and related items . BACKGROUND INFORMATION Site Description . The proposed building sites are located approximately 1/4 mile apart in Tigard , Oregon near the junction of Interstate 5 a..►td Oregon Highway 217 . The Hamton Oaks site , Figure 1 , has plan dimensions of approximately 2.00 feet by 230 feet and is bounded by S .W. Hampton on the south, 67th and 68th Streets on the east and west and by undeveloped/residential land to the north. Topographically, the site is relatively flat and gently sloping to the south with an elevation change of approximately I foot in 100 feet . Ground cover is varied with the east half for- rested in predominately deciduous trees and heavy ground cover, the southwest quarter in grass with occasional brush and the northwest quarter planted to a lawn and garden . UI Hampto yaks and Varnes Acres February 5 , 1980 Page 2 The Varnes site is a triangular parcel ( see Figure 2) bounded on the,,northeast by Oregon Highway 217 on the south by S . W. Varnes Street and the west by an office development currently under construction . Topographically , the lot is relatively flat and gently sloping to the east . Ground cover consists of lawn and occasional shrubs surrounding a single 11- tory house located in the west portion of the site . Project Description . Four two-story wood frame buildings are to be located on the two sites , three at Hampton Oaks and oni• at Varnes Acres . It is understood that strictures are to have plan dimensions of 40 by 60 feet to 40 by 120 feet and column loads of up to 48 kips ( total dead plus live ) . The ground floor will be supported at 4 foot centers on small pad footings with a total real load of 300 to 400 pounds each. A minimum crawl space of 2 . 5 feet is proposed . Field Exploration . fix exploratory test pits were .made at the locations shown on the Site Plans , Figures 1 and 2 . The test pits were excavated on January 14 , 1980 with a tractor- mounted backhoe provided by a local contractor to depths that varied from approximately 9 to 12 feet . A representative from our firm observed the test pit explorations , logged the materials exposed , and collected the samples . Sampling con- sisted of numerous natural water content samples , three Shelby tubes and several bulk samples . Detailed los of the test pits are presented in Figures 3 through 6 Namton Oaks ) , and Figures 7 and 8 (Varnes Acres ) . Laboratory Testing . All samples were visually examined in our laboratory to refine the classifications made in the field by our representative . laboratory classification testing consisted of natural water contents on all samples and unit weight determinations on portions of the Shelby tube samples . Water content test results are presented on the test pit logs and unit weight natural water content results are displayed with the compaction test data . Figures 9 and 10. Representative bulk samples obtained ,-rom Test Pits TP-2 , TP-4 and TP-6 were selected for laboratory compaction testing . Several compaction test points were made in ILI0-- 142 . 01 Hampton Oaks and Varnes Acres February 5 , 1980 Page 3 accordance with ASTM Test Method [r 698 (Standard Proctor) . The results of this testing is depicted in Figures 9 and 10 in terms of dry unit weight vers, , moisture content . Su' ,urface Conditions . The exploratory test pits revealed that relatively uniform conditions exist in both of the proposed building sites . In general , a surficial zone , 6 to 12 inches thick , of dark gray or brown fine silt with crganics overlies a soft to firm fine sandy silt with varying trace amounts of clay . The silt grades into a firm to stiff consistency with depth . in one test pit at the Hampton site a pocket of suhanyular to rounded gravel and cobbles was encountered within the fine sandy silt deposit at a depth of 6 feet . Detailed examination of the te,.�t pit did not reveal signs of man- made fill and no utility lines are indicated for the area . In both test pits on the Varnes site , large subangular cobbles were encountered at approximately 8 feet below the surficial silt soils . The Hampton test pits exhibited substantial near- surface seepage through numerous root holes , resulting in several inches of water in the test pit after a few minutes . The fine sandy silt materials in the upper 2 feet weakened considerably shortly after being exposed . At the Varnes site , seepage was observed 8 to 10 feet below the ground surface . Foundation Design Recommendation . Exploratory test pits indicate that the foundation soils at both the Hampton and Varnes site will be capable of supporting the proposed structures on conventional spread footings . This assumes the footings are constructed on undisjWCbpd To limit softening of the—dun a n on soils a.nd potentially increased settlements it is recommended that 0- 142 . 01 Hampton Oaks and Varnes Acres February 5 , 1980 Page 4 a 3 to 4 inch working pad of sand or fine crushed rock be placed immediately following excavation and the removal of any slough. The granular working pad will also facili - tate the removal of seepage into the excavations . It is understood that small ( 6 to 10 inch) pad footings at the ground surface are proposed for floor system support at a 4 by 4 foot spacing and d maximum contact pressure of approximate' . 400 psf ( total real load basis) . Gradin and Drainage . The foundation soils at this site , although firm to stiff at foundation level - are sensitive materials that do not provide good support for traffic loads when wet . In similar soils it has been our experience that 10 to 16 inches of rock fill over the silt soils is needed to support construction vehicles in wet weather conditions . With respect to compaction , the on-site coils will probably require moisture conditioning to achieve proper density levels . At the present time the soils are substantially above the optimum moisture content (refer to Figures Ii and 9) . However, it is not uncommon with these soils to require additional water for compaction in the summer mo,iths to achieve the optimum moisture content . Landscap- and parking area surfaces should be sloped away from tho buildings for good surface drainage .
