This request is being submitted by Cornerstone & Associcates , General Contractors , with the intent Of utilizing the exsiting facilities for their corporate offices and operations headquarters , I , Richard L . The intent of the review was to obtain existing and essential data & dimensions to prepare e; i sting/i.mproveme nt drawings of the facility and confirm that the physical and structural integrity of the structure was capable of meeting the requirements for a Change of Occupancy to an "Office/ ' B- 2 ' Use " , His+ory & Existing Conditions : A . Originally constructrd as a residence with a "day-lite " basement without a garage . ( 26 ' -6 " x 32 ' - 6 " = 848 sf/flr ) . B . An on- grade , one - story garage was added to the oriELlal. r structure . 2 " = 762 C . Recent demolition work has been implen: c ced to confirm the integrity of the existing structure and expose the extent of upgrading�� that will be required to meet the demands of the Change in Occupancy request . D . A City of Tigard Design Review Decision was rendered on March 10 , 19867 pertaining to the proposed project . I No appeal was received , therefore the affirmative decision oJ, the City was approved . _Existing Basement , Footing & Foundation Review : A . Foundation Malls & Slab : Only "visual " checking of the foundation walls and slabwork was done due to the existing conditions . All walls are six- inch concrete with no signs of structural " cracks " or "leakage " . Reinforcing within the walls and slabs was not confirmed . ( No original drawings are available for the original structure ) . B . Footings : Size and conditions of the existing footings eeree not verified due to the desire _ " to not "break-up " the existing "non- cracked " slab unless it is critical to meeting the requirements of the City of Tigard . No major structural or slab crackage is evident ( to view) , so an assumption that the footings will be adequate to carry the additional 10 psf floor loading seems logical . Summa+ l nn : Visua-11y all concrete walls , slabs , etc . , look good and seem capable of accepting the additional. 10 psf loading for a office -type of use . As previously stated , the drawings and preceeding documentary and outline specification for improvements is submitted to summarize the findings in regards to meeting the structural and code required inl:,egrity for an intended "Office Use " . It is my professional opinion that approval of the proposed improvements and alterations will upgrade the existing facilities to a state that meets the intent of the governing Uniform Building Code and City of Tigard requirements for such an "Office Use " .
