Tiqard, Oregon Re: Roof framing in Realty Office Bldg. under construction in Kinq City by Tualatin Development Company. Gentlemen: Upon investigating the roof framing in this building, I found that the bottoms of the rafters which frame into the hip beams were notched two inches to receive the hangers , leaving an effective depth of 11 .25 inches. The most critical load condition occurs at the long- est of these rafters, which span 19. 5 feet. The other rafters are proaressively shorter as they approach the corners. As developed on the attached sheet, the total roof loading is 41 .2 psf. From this loading, span and end dimensions, the horizontal shear unit stress is calculated to be 86.85 psi , which is less than the U.B.C. maximum allowable stress of 95 psi , for Doug. Fir , North. Those rafters which were shaped at the ends to fit Into the hancaers have a maximum span of N. 5 feet and do not support anough load to cause concern. Furthermore, the shaping of the rafter ends was done at the top of the member and there is a full 1 . 5 inches of width at the bottom bearing surface as shown in the sketch on the attached sheet. My structural enr4ineer did not specify installation of bridging between the roof rafters. Since the roof pitch is 5/12 and there is little likelihood of concentrated loading on this roof, I see no need for adding bridging. The two 2 x bs which are scabbed to the ends of the !yip beams are shorter than shown on the drawings, but I feel the length is satisfactory. Although some unfortunate errors were made in the framing of this building, I am satisfied that it is structurally adequate. yours very truly, ,'a�l Richard E . The site plans and conceptual plans were shown and discussed with the public at that time. It IR understood that complete plans will be submitted as they are developed. Their report is given in the Attached document, and their recommendation. The Council voted to enDrove these Dlpns as recommended by thi Committee. The Council also is concerned with the parking spaces provided, and wish to make a condition of this PDnro-ipl. that every effort be made to make these spaces available for the public, r"then than the employees. Your organiTation has assured us that the number of employees planned will not create a over—load condition. On mornings of sales meetings there is ample available spaces nearby. The Council ,el-so requests that Aesthetic landscaping be installed to provide computable ADpeprpnce with the other buildings. All other ordinances applying such as plan approval, sign approval, sewer, and drainage will apply.Plan approval is necessary by the building official, and by the T.R.F.D. Fire Marshall. Item R. Commercial building on 115th. in King City Plaza. The procedure on these plans as so far submitted was as stated above. The rr000sAl was also discussed at length with the public at the meeting. There were sttveral concerns voiced by the people in attendance, but most were saemingly answered satisfactorily. The Council then voted to approve the concentupl plans As submitted with certain conditions, and based their decision on the attached report of the Review Committee. Gentlemen: Your request for plan approval was considered by the King City Council at their regular meeting 4-21-75. The site plans and conceptual plans were shown at that time. It, is understood that complete plans will be submitted as the development prcgresses. Prior to the Council consideration the site plans were submitted to the Architect- ural Reviwe Committee, the building Official, and the Firs Varshall of the Tualatin Rural Fire District, following our usual procedure. Based on the findings and advice of the above consultant bodies the City Council at the regular meeting, and following the opportunity for the public to share in the consideration, took the following action. They voted to approve the concept and site plans as subm3.tted to date, and to annrove proceding with the grading and site preparation, under the following conditions. Detailed plans to follow shall require approval by the City thru its designated officials, as specified under zoning, building Code, and Land Development Ordinance. These will include but not be limited to, construction plans, landscaping plans, storm drainage plans, sanitary sewer plana, lighting plans, and road construction. Installation of additional fire hydrants as request by the Fire Marshall. Streets shall be private streets, and conform to Washington County Standards as specified in OPdinance #37. Any interconnecting pedestrian way stairs between levels or streets shall be constructed with hand rails, and lighting where necessary for public safety.
