Dear Sir :
By notice of this letter you have ten (10) calendar days
to complete the required corrections as noted herein and as
noted on inspections called for on 5/24/79 and 6/5/79, or have
occupants now occupying the new house at 12640 SW 111th Place,
Tigard removed from structure.
Enclosed is copy of Ordinance 14. 04.063, Sec. 306 (a) of
which you are now in violation. Citations will be 'issued on
6/1N/79 if above conditions are not met. Corrections required:
Sec. 907 Plumb.ing Code requi.reo all fixtures including ;.leanouts,
valves, etc, shall have easy access. Sec. 3305 (m) Pro+;action
for one hour fie protection under stairways.
1. Firewall between garage and living area required 1/211
shee truck living side and 5/81f X-Rated garage side nailed and
taped per Code.
2. 1-Houi Construction under stairway where access is re-
quired and next to garage undsr ;stairway.
3. Access is required for sewer cleanout and water supply
valve. 2411 X 2411 minimum determined by Building Official,
see Seg:. 106.
4. Exterior wells of all buildinys to meet the Energy Cade,
Sec. 53 requirements which include exter2.or covering, wall
insulrition and interior cove,.ing to meet minimum heat lose.
5. Reasonable ecrgss to clean soot collector in exterior
wall, access to be 2411 X 2411 minimum.

ORDINKNCE PERTAINING TO OCCUPANCY FOR THE CITY OF TIGARD
14 . 0.1 . 04 0 Violations and penalties . The penalties provided
by Section 205 of Chapter 2 of the 1976 Edition of the Uniform
Building Cede , as published by the International Conference of
Building Officials , as adopted by Section 14 . 04. 020, shall be
applicable to any violation of the City of Tigard Uniform
Building Code of 1976 , including any violation of any provision
of this chapter , said section reading as follows :
"Sec. 205 . It shall be unlawful for any, person, firm, or
corporation to erect , construct , enlarge , alter , repair , move,
improve , remove, convert or demolish, equip , use , occupy, or
maintain any building or structure in the City , or cause the same
to be done , contrary to or in violation of any of the provisions
of this Code.
"Any person , firm or corporation violating any of the pro-
visions of this Code shall be deemed guilty of Class B misdemeanor,
and each such person shall be deemed guilty of a separate offense
for each and every day or portion thereof during which any
violation of any of the provisions of this Cede is committed ,
continued, or permitted , and upon conviction of any such violation
such person shall be punishable by a fine of not more than $500
or by imprisonment for not more than 180 days , or by both such
fine and imprisonment . " (Ord . 7.1-34 § 4, 1971 : Ord. 70-42 § 5 ,
1970) .
14 . 04. 063 UsP or occupancy -- Maintenance of nonoccupancy
signs. Section 306 of the Uniform Building Code , 1976 Edition ,
is amended to read as follows :
"Section 306( a) . Use or OCC'Upancy . No building or structure
in Groups A, E , I , H and B and n,D single or multiple family
reriidenttal structure shall be used or occupied , and no change in
the existing occupancy classification of a building or structure
or portion thereof , including said residential structure, shall
be made until the Building Official has issued a certifi^ate of
occupancy thereof as provided herein .
