Dear Vi: Thank you for yornr time in explaining the Traffic Impact Fee assessed by the county on new construction. Per your instructions, we are writing a letter of explanation to yoo in view of the fact that this new construction does not and is not intended to be one that generates additional traffic to our office on Pacific Highway. Originally when we first moved from our old location at 12/20 SW Paciiie Highway to th�s orae, we converted this location from an existing real estatQ office t- our dental office(in 1916). In .1478, we added a second space for another dental office to occupy, and the two offices althouPh separate in every aspect do share a common reception/waiting room. Our situation is one where we had to make a choice to move locations or remodel and add to our exiatinF, space. We have over the years worked in a very limiting space en%ironment for our dental operation, and have reached the decision to invest in our existing building by making improvements in a building addition that will make for better clinical delivery and a better business managem nt environment in pleasanter surroundings, and hopefully relieve and lessen some of the frustrations of working in our pregenz environ- ment. The purpose is not to add more staff and/or patients 'out to be able to operate a smoother operation, facilitate a better environment for sterili- zation procedures, add a staff room, a private office for the doctor and .re- organize and !Ypand the business office. SnPcifically, I will try to outline a listing of the summary of additions to be added. 1. Currently our entire x-ray deveiopinb and sterilization are both done in a room that is three feet by five feet. The new plan will allow us to totally use that existing space only for x-ray developing. The new plan will convert the existing middle treatment room, currently used as a room for a dental hygienist, into a space to be used exclusively for sterilization purposes. We are eager to provide this space which will provide us with room to more meet the OSHA guidelines by allowing more counter and cabinet space,t�hile allowing us to use the state-Of- the-Art procedures we practice. 2. Currently, we have absolutely no private space for the doctor at all; there is no private office in our existing space now due to the fact that we needed it for files and staff space over the years. A place for private and confidential conversa- tions with patients and other doctors is non-existent and does To Vi Goodwin, August 24, 19)2 provide the professional environment that is needed in those instances. The new addition will add that space to the existing facility. 3. our curte—,U business office space is eery small, cramped and has become totally inadequaLe for our operation. We have recently added an office computer, and find that we are totally -ut of counter space to efficiently 1.13e the computer as it was meant and is needed for a smoother business operaLion. 4. our existing facility provides little storage space. In fact, our space is so l.mited that we actually haul su)plies back and forth from our home and office r-gularly; our barnspac.e at home is used a treat deal as the dent.. storage space, limit.:.ng seriously our abilities to bulk-buy for maximizing economy. We are in dire need of this space, which won't be anything but an office enhancer for us. 5. New OSHA requirements for health personnel is requiring on-site laundry of uniforms, And we are providing the space lu the new addition for a washer and dryer to satisfy that newly-effected policy. 6. The mayor treatment roomi in our existing facility is the one in the corner nc-aresL lite highway and new nursery next door to us. The new plan provides for the movement of that major treat- ment room away from the highway side to the opposite corner on the back side of the building to provide a quieter environ- wont for Lite doctor and patient in the treatment procedures. 1. The remaining two treatmr.nt rooms will provide the, replacement for the one being taken by the converted sterilization room in #1 and will add one more tteatment room for hygiene. The amount of traffic generated by a hygienist is minimal: if in fact an- other hygienist was added, which is not in our current plan but, in truth, could be sometime in the future, the patient .m- pact is approximately eight per day on a normal working day. 8. The final space in the expansion is for a staff room,. We curre..L- ly have a limited staff room that does not allow for everyone to each lunch on the premises at one Lime. The nature of a small dental business is such that staff cannot be staggered for lun- ches and schedules; all. staff must be here at the same time in order to treat patients in a timely fashion. The existing staff room will be part of the business office in the plan, and also a portion of tie 1­3tlway to the new expansion. Vi_, I have tried to outline in summary the purposes of the addition of the 750+ square feet we will be adding per the plans on file in your department. I hone that this helps us with the traffic impact fee, because as 1 understood the TIF is meant to be just that, and without the generation of additional traffic there is a minimal imaant if any in the plan we have outlined.
