I have postponed writing this in the hope that you would honor my attempts by phone and in person to make you aware of the serious sti•uctrual deficiencies that exist aid are called out on the enclosed list. In my absence three knowledgeable people were available in my office plus the structrual engineer to answer any questions that might arise. Visitation & observation evaluations were made during my absence and since my return. Numerous efforts have been made to notify you of these problems. In accordance with the codes, laws and time frames that I am required to work within, and having allowed sufficient time for your response, I regret. that I must exercise certain measures that are available to me to protect myself and the consultants who have be--n involved with this Project. I would strongly advise you to hire an experienced foreman or superintendent familiar with commerical construction a-id knowledgeable in interpreting working drawings to avoid errors and costly mistakes. Brick columns not plumb, some have "Entasis" and some appear to lean one way or another) . Mortar joints both vertically and horizontally vary in widto. 2. 2x4 fascia studs are flat at north and south 'Halls, not perpendicular as shown on plans. 2x4 vertical fascia supports at west fascia riot at 16" O.C. , only 10' +- at each end is at 16" centers rest is at 48" centers. 3. At west wall Glulam beams bear on 2x6 fillers(maybe 10"lor►g) instead of steel plate as shown on drawings. Also, beam seats are set on brick flush, not on levelling grout as shown on plans, 2x6 filler set under beam in beam seat so beam is theoretically at proper elevation, only they bear on wood, not steei ! This puts bolt holes 11�" lower in the Glulam beam. 4. At 3 downspout "boots" , boot starts to elbow (bend) before it penetrates sidewalk, should be fully vertical thru sidewalk and elbow under slab, not thru it. 5. At north face of brick "corbell" , bottom brick has an exposed cell facing the Highway. 6. At north end of east wall , short piece of ledger seems incorrectly bolted and doesn' t appear to be backed with roofing felt. Most beams not bolted in place yet, just sitting in the beam seats and hangers. 9. No control joints visible in slab. 10.Brick coursing above hollow metal door not level . 11 At south wall @ intersection of south wall & east wall , no steel ties as called for. Mason has used corrugated v^neer ties for structural wall ties at joint. ARCHITECTS — PLANNERS — ENVIRONMENTAL CONSULTANTS 12. At south end of east wall ledger, last bolt missing nut and washer. Others along this wall ledger have some with nuts and washers missing, others ,lust missing washers. 13. At east wall , brick below top of slab a-ears to be farther out than brick above. Whether brick above is out of plumb or crick below has been pushed out is unknown. At brick fin at west end of wall by hollow metal door, again masonry veneer ties used instead of steeties called for. 15. At southwest corner where header bear► ears (south fascia) , top brick broken away from others @ mortar joint. This brick is where beam seat connectors are sitting. 16. At south fascia, Glulam beams are not plumb and are very crooked. r 17. Soffit joists not level @ west fascia, because hangers are 1Y' too high @ beam. 18. No dowells out of top brick course @ north & south walls that are supposed to i w eventually go up to the sheathing. 19. Beam hangers @ north & south end of west beam line are wrong size. hanger . , is for a sawn 6x member, not for Glulam which is 51/8 ' , so there is lots of slop. 4 20. Fascia is crooked @ north end of west wall . 21. Sidewalk control joints put in @ 20' -0" o.c . , not 5' -G" c.c. as shown on plans. 22. Sid-walk not poured per drawings; ie poured curb with sidewalk butting up to it with 6' drop to parking lot surface. 2:3. Asphalt is flush with top of sidewalk, no drop of 6" as shown on drawings . 24. Joist hangers @ header beam on north wall also too high. Set @ 10' -1'z" , not as shown on drawings @ 10' -0" . 25. Header W!7.;, to have 'CB' type beam seats, but 'Gl_B' type used. 26. Brick vertical joints 0 fins do not match each other. 27. Some mortar joints are slightly tooled,some are flush, some have spots where mortar is missing. 28. Beam down center o{ building is a 27.'1" deep beam, not 21" deep as show'-, �)n drawings. 29. Beams @ north & south ends of east wall t,;ith anchors into brick; ncrth side has straight threaded rods all the way thru brick wall with washers & nuts on outside of wall ! Also no bolt holes in beam seat or beam for bolting beam to connector; At south end anchors go thru wall also but are bent leg anchor bolts with bent leg corning thru wall , also th• s beam seat has no bolt holes either. 30. Hollow metal door has 2" head instead of 4" as specified, therefore brick coursing doesn't line up 0 head as designed. 31 . No expansion joint along east edge of slab @ brick wall as shown on drawings. Page 3 32. There are two extra roof drains on roof which do not have a boot or underground plumbing for them. 33. No expansion joint between interior & exterior slabs a: shown on drawings. 34. 2x4 ledger on east wall to stabilize bottom chord of trusses is missing. 35. Hole arid framing for roof scuttle is missing. 3C. Did not warp slab down @ overhead (J,)or( possibility of surface water coming in under, door and maybe at storefront also) . 37. Hollow metal frawe not same width as detailed. Looks like a K.D. drywall frame was used with trim wrapping over face of brick on each side. S. it beam line down center of building, beam connectors are drilled for 3/8"or 1/2" bolts, but drawings call for 3/4" bolts. 39. Header breams @ north & south walls are not the same elevation: North beam set @ 10'-9" (bm.bottom) and south beam set @ 10' -11j" (bm. bottom,2x6 under bril. ) 40. Herb Larsen of Ray Becker Company shot grades on top of the roof and parapet and found them to be out of level by several inches. For, the parapet and fascia to ever look right this should be corrected. I am enclosing a copy of Becker's shop drawings arid grades. erry J. Voids created by ceiling-floor systems require draft barriers not exceeding each 1,000 square feet. sec. 2517(f) 10. Building projections such as balconies, eaves, overhangs, etc., require fire protection as per 1976 State Structural Specialty Code, section 1710. ll.
