The site is bounded by Pacific Highway to the Northwest and a 40' public right-of-way to the northeast. The right-of-way is not improved to City standards nor delineated in any way. The restaurant shares Tax Lot 1503 with a shopping complex to the south. The applicant proposes to increase the landscaping in this portion of the site by addinq landscape islands along the right-of-way. The building and addition meet parking, access and setback requirements. The present sign is in violation of our sign code. The landscaping for the entire site is substandard, however, since the applicant is not the owner but the leasee im- provements to his portion of the site are acceptable.
