The modification of an existing site falls under Section 18 . 120 (Site Development Review) of the Community Development Code. Subsection . 070 lists the criteria shich would classify this modification as a Major Modification. According to this criteria, the only specification which would cause this request to be defined as a major modification is as follows : 18 . 120. 070 (A) (3� - A change that requires additional on-site parking in accordance with Chapter 18. 106 . Chapter 18 - 106 (Parking and Loading Requirements) specifies that the number of required parking spaces for General Retail Sales establishment is determined on th3 basis of one spa(-,e for each 400 square feet of gross floor area, but not less than -our spaces for each establishment. The 1, 728 square foot addition would require the provision of five ( 5) additional parking spaces . Therefore, the 53 spaces which were required by the original. sit,:-, development review (SDR 89-002.1) shall be added with the five new spaces producing a new total of 58 parking spaces which must be provided onsite. In our phone conversation on July 21, 1)92, you explained that there are presently 71 parking spaces already provided on this site. Therefore, since the number of existing vehicle parking spaces exceeds the number of parking spaces required, there is no need to create any additional parking spaces on this property. On this basis, this request is determined to be a minor modification to an existing site. Therefore, no additional site development review is required. A copy of this letter and a revised site plan have been placed in the original SDR file for future reference.
