Dear Mr. Kelm:
This is a Fire and Life Safety Plan Review and is eased on the 1988 editions
of the Fire and Life Safety Code (UBC), Mechanical Fire and Life Safety Code
(UMC,), Uniform Fire Code (UFC), and other local ordinances and regulations.
Plans are conditionally approved subject to the following items:
1. Tenant Se arations: Tenants shall be separated by not less than 1-hour
fire resistive construction. Walls between units shall be of either
5/8ths or 1/2 inch type X gypstyn wall board. Framing is acceptable as
shown.
Please advise this department and the Tigard Building Department as to
what system Is to be used for the 1-hour fire resistive construction.
This Plans Examiner's suggestion would be to call a system out of the i
Uniform Building Code, Chapter 0.3.
2. Fireplace Installation: The installation manual for the fireplaces shall
be maint;0 ned on the project site at all times for use of both the fire
district and building department inspectors.
3. Hydrants and Locations: Fire hydrants shall be located within 250 feet
n all portion- s of the exterior wall of buildings and measured along
access roadways. Approval of placement for hydrants will be coordinateu
with the Tigard Water District.
u. l.an�i� at Doors: There must be a floor or landing on each side of all
doors. The floor or landing must not be more than one inch lower than
the threshold of the doorway unless serving access for the physically
handicapped [ UBC Sec. 3304(h) ].

5. Address Required: The tenant space number must be prominently displayed
on the strut front where it is readily visible to drivers and officers
of responding fire apparatus end other emergency vehicles [ UFC Sec.
10.208 ].
6. Waste Storage: Commercial dumpsters and contair-ers with an individual
capacity of 1.5 cubic yards or greater shall not be stored or placed
within 5 feet of combustible wall openings or combustible roof/eave
lines. For areas containing dvVsters or containers protected by
approved automatic sprinkler systems, the above may be waived [ UFC Sec.
11.209(d) ].
7. Rproved laps on Job Site: One set. of approved plans bearing the stamps
of the~bu . d nq depar ent issuing the construction permit i:-)d this
office must be maintained on the project site throughout all phases of
construction and must be made available to bul'ding end fire inspectors
for reference during required construction inspections [ UB(: Sec. 303 ].
8. Required Ocojpancy Certificate: Prior to the use and occupancy of the
project (space), a certificate of occupancy or other written instrument
of approval. must be obtained from the building department issuing the
construction permit L UBC Sec. 307 ].
