Martin.: A fire and lif( afety plan review was conducted on the above captioned project for comp,.�dnce with the 1985 editions of the Uniform Building Code (UBC) , Uniform Mechanical Code (UMC) , and the Uniform Fire Code (UFC) , as amended by Washington County Fire District: No. 1's Ordinance 86-1. Plana are not approved for construction. Please revise and resubmit correcting the following items: 1. Turning Radius: Turning radius for fir department apparatus access roadways shall be of not less than 45 outside and 25 inside radii. UFC 10,207(g) , These requirements are not met at the trash enclosure island in front of. building "I". All portions first floor of a structure shall be within 150 feet of access roadways. UFC 10. 207(0) . When measuring from an access roadway around building "I", the distance is 160 feet, 10 feet over allowable. This is measuring using the driveway that parallels closest to the front of building "I". With island designed as it is now, the measurement around building "I" would need to start and end at the portion of the roadway that parallels adjacent: in front of building "F". This would put the distance around building "I" far in access of the allowable 150 feet. This distance is used for hand-laid hose lines, Distances in excess of 1.50 feet are too far to hand-lay 2 1/2 foot hose lines. This plans examiner would suggest revising turning radius around the lower right hand corner of the trash container island to allow fire department apparatus access roadway to be utilized at that. point. Tf roadway is revised, then the 1.0 foot overage will be acceptable by this department. 2. Dimension Turning Radii.: On sheet #Al, delineated 20 foot radii scales to 25 feet. Twenty-five feet is the correct inside radii. to he used. 3. Address Required: The tenant space rnnnher must: be prominently displayed on the street front where it is readily visible to drivers and officers of responding f..re apparatus and other emergency vehicles. UFC Sec. 10.208 Robert M. Martin May 2, 1989 Page 2 4. E'andrai.ls: Handrails shall be extended beyond top and bottom of stairway risers by not less than 6 inches. Ends shall terminate in a newel post or some other manner as to not allow the catching of clothing or other objects which may cause a person to fall. Handrail grips shall be shaped as per UBC Sec. 3306(j). 5. Stairway Run: Run of each tread of a stairway shall be not less than 11 inches plus or minus 3/8 inch as measured between vertical clear projec':ions from nose of tread to nose of adjacent: tread. Detail 2 over #A4.4 runs calculate and scale to be 10 inches. tiBC Sec. 3306(c) . 6. Separation of Laundry Rooms, Storage Room, Equipmeat Room, Etc. : Storage or laundry rooms that are within Group R Division 1 shall be separated from the remainder of the building by not less than 1 hour occupancy separation. Provide this office with the l hour fire resistive system that w.i.11 be used for this separation for review and approval . Penetrations into or through occupancy separation walls shall comply with Uniform Building Code Sections 4304, 4305 and 4306. Plastic piping is not allowed to be used in or penetrate through occupancy separation walls. 7. Two Hour Area Separation Walls: Detail 5 over 0A8. a. Crawl Space. Replace .layer of gypsum board sheathing on each side with 1 layer of moisture resistance type x gypsum board ca each =ide. b. Five-eighths type x gypsum board shown on underside of roof sheathin,q is not required. C. Provide this office with documentation of 1 hour fire resistive roof/ceiling assemblies to be used. d. Five-eights inch type x gypsum board shall be installed in attic space to protect structural members not less than. 5 feet on both sides of 2 hour area separation wall. Venting will. be required of these attic spaces. Openings are not permitted in the roof within 5 feet of the 2 hour wall. Provide this office with details of the enclosure and where vents will be located for venting of this space. e. For 5 feet on each side of the 2 hour wall ; all supporting structural members of the roof system shall be of not less than 1 hour fire resLstive construction. Penetrations through or into 2 hour area separation walls shall be protected as per Uniform Building Code Sec. 4304, 4305 and 4306. Plastic piping is not permitted to be used in or penetrate through area or occupancy separation walls. g. Where buildings are offset at 2 i.our area separation walls, they shall continue with not less than 1 hour fire resistive construction, w1th no openings permitted, to the corner of the building. X Roof Systems: Roof systems over area separation walls shall be fire retardant system. Please provide this office with documentation of system to be used. Note: All buildings in this particular complex are of such size that they shall have fire retardant roof systems. Two Thirty-five Shingles, as noted on plans, may be utilized provided they are installed so that there is no place with a single layer of shingle. 3,000 Square Foot Liwitation: Group R Division 1 Building . . . having more than 3,000 square feet of floor area above the first story shall be of not less than 1. hour fire resistive construction throughout. UBC 1202(b). This plans exami.ner believes that building "F" exceeds this criteria. A 2 hour fire resistive area separation wall will alleviate the problem if installed down the center of the building. � ) -19r' Three Story Group R Division 11s: Group R Division 1 of Type V cuiebtruction shall be of not less than 1 hour fire resistive construction throughout. This wotild apply to buildings, "G" , "K" and "1". Provide this office with floor/ceiling, roof/ceiling, and wall_ fire resistive listed assemblies to be used for review and approval. TIBC Sec. 1202 & TBL. 5C & 5D. Also, penetrations of 1 hour fire resistive construction systems such as light fixtures, bathroom vents, and other openings shall be addressed as to how they will be protected or fire stopped. If 1 hour floor/ceiling systems are utilizing Gyperete or similar other materials, they shall run continuous across the floors and under bathtubs, showers and other permanently set. fixtures. !
