Dear Mr. Renwick:
The plans for this project were reviewed following a cursory inspection of
the work already completed. The plans .for this project are conditionally
approved, subject to more thorough inspection and the following items.
1. The enclosed space underneath the stairway shall. be
completely finished with. 5/8" Type "X" gypsum board
or equivalent material.
2. A guardrail. 42" high shall be provided on the open side
of stairways and balconies. The guardrail shall have no
opening larger than through which a 12" sphere ran pass.
3. Stairways shall have a 34" to 38" high handrail which
extends 6" beyond the top and bottom risers and returns
to the wall or terminates in a newel post.
4. The 2" x 8" floor/ceiling joists shown as supporting the
ser:ond floor will not meet code requirements for storage
design loads of 125 pounds per square foot. Submit plans
to show how this item will be corrected.
5. Provide a complete door and hardware schedule.

Storage Area Installation
Dear Gentlemen:
This is a Fire and Life Safety Plan Review and is based on the 1988 editions of
the Fire and Life Safety Code (UBC), Mechanical Fire and Life Safety Code
(UMC), Uniform Fire Code (UFC), and other local ordinances and regulations.
Plans are conditiona;ly approved subject to those items noted by the City of
Tigard and the following:
1. Stairway System_ Enclosed stairways shall be of not less than 1-hour
fire resis':ive construction underneath. UBC Section 3306(m) Details of
stairways did not indicate handrail height nor guardrails. Guardrails
shall not be less than 42 inches in height for landings. UBC Section 1711
Handrails may substitute as guardrails for the stairs. The h'-ndrails shall
be between 34 and 38 inches in height above the nose of tie treads.
Stair ways shall not exceed riser run greater than that prescribed by the
Uniform Building Code for private stairs. Riser rt.ins were not indicated
or, this set of plans.
2. Approved Plans on Job Site: One set of approved plans bearing the
stamps of the building department issuing the construction permit and
this office must be maintained on the project site throughout all phases of
construction and must be made available to building and fire inspectors
for reference during required construction inspections. UBC Ser,. 303
3. Required Occupancy Certificate_ P-ior to the use and occupancy of the
project (space), ,a certificate of occupancy or other written instrument of
approval must be -)btained from the building department issuing the
construction permit. LRC Sec. 307
