Landmark Lane Tigard, Oregon Dear Greg: The enclosed calculations , photographs , and plans are for the proposed parking lc,, expansion at 1874 S. W. Landmark Lane in Tigarc' . The existing ,ite is covered with lawn and slopes at approximately 2% to the south where a drainage ditch will receive the runoff water and transport it to the west. The ditch is shown in photogrE?hs B1. D1 , D2 , and A2 . The drainage ditch is reported to have been improved by lining the invert with a corrugated meta]. pipe, paving the southern slope with a gunnite, and planting the steep northern slope with an erosion protection mat and grass . The drainage ditch serves a large area to the north of this Project and is reportedly the subject of litigation at present. The drainage is restricted at the west end of this ditch by two culverts (one 12 inch and one 24 inch) . i understand from discussing the drainage conditions with a yard worker at the Fought Steel Fabricating Plant that borders the south side of the ditch, That the two culverts are only sized to pass nominal flows . The system has been in for less than one year and has backed water up to the tc,7 of the drainage ditch already during the winter of 1987- 88 . Because of the lit1gation and the apparent undersizing of the culverts , we recommend that the new paving runoff rate be mitigated by a detention basin as indicated on the drawings . "_'he building site will be in the southeast corner of a 1_2 acre tract of land immediately nortn of Fought and Company on j2nd Avenue S.W. On completion of this unit we expect to sell, and/or lease, the remaining ten a^res to four or five suitable tenants. All projects will be ser- viced L;,r a private roadway 40' in width which will run along the approx- imate center line of the property from 72nd Avenue, as far west as re- quired for all tenants. This roadway will be permanently accessible to all tenants or owners of the subject properties. The roadway will be built, and permit applied for by R. G. Pike and Bette Lee Pike.
