Moreland Plans Review Division Department of Commerce 376 State Office Building Portland, Oregon 97201 Dear Mr. Moreland: We have reviewed the request of the Circle A-W. Products Company for a waiver of the maximum area requirements on their Plans Review #1167-73. They have taken all of the arta increase permitted by the Code and have exceeded by 3,000 square feet these allowable increases. This is four percent more area than the Code permits. Inasmuch as the building is completely automatic sprinklered and only a four percent increase in area has been requested and the building will be fitted with ply. W- skylights and draft curtains, we believe that the fire protection requirements arc being reasonably served, and a variance Permitting the 3,000 sq. foot area increase is allowed. Dear Ernie: Buildinlr Addition As you requested, I have reviewed the plans for the referenced project and have the following comments: a) The building is in Fire Zone 2, Occupanejr Croup F_2 and is Con- struction Type IV-N. It is my understanding that there is a considerable amount Type V_N Construction on the interior of the existing building. b) The total area of the existing building and the proposed addition is considerably over that permitted by the code. Area separation walls are therefore required. c) It is also understood that spray painting of manufactured products is performed in the buildinF. If that spray painting is done in a sheet metal paint spray booth and conforming to Chapter 53 of the Code, no additional occupancy separations are required. Lata must be furnished on the type of construc- tion of the paint spray booth. d) Insifficient, information is shown on the plans to determine whether or not the requirements for light, ventilation and sanitation facilities have been met. e) One-hour exterior walls are roluired where the exterior walls of the building are less than 20 feet from the property line. f) Smoke and heat venting are required in accordance with Section 3206 of the Code. g) Insufficient information is rrovided on the plans to ,ietermine whether or not the Code requirements for skylights have been met. h) Required exit door should be openaLle from the inside without use of a key or any special knowledge or effort. I) Roof drains and downspouts are not indicated. J) It is recommended that structural calculations for the building be required .to be submitted. Lateral load ealfnlations are required to be submitted in accordance with ORS 460.210-230. I k) The framing meebe s of the structure have not been identified. Many connection details are missing. Plans must show in detail that the construction will conform with the provisions of the building code. 1) Stripping of the site prior to placing structural fill has not been specified. m) No mechanical or electrical plans have been received.
