Hampton► Oaks is immediately south and 66th Avenue and I-5 are to the east. 3. Site Information and Proposal Description Except for one residence in the southwest corner, the parcel is undeveloped. The applicant proposes to remove the house as well as most of the natural vegetation to construct. a two-story 28,750 square foot office building and parking lot. Access will be provided by a driveway onto 66th Avenue and an easement to Hampton Street, which is immediately south of Hampton Oaks I. A landscaping plan was included with the application and it indicates that over 15% of the site will be landscaped. A brief description of the process might be in order including an indication specifically of the requirements for receiving a credit against the charge. 1. Cees are paid according to type of land use. 2. Extra capacity facilities are built according to need. Need is established by conditions and specifically indicated by an engineered plan. Vie Engineered plan should supply sufficient information to'estimate quantities. This esti-mare of quantities should be supplied with the plans. Actual quantities need to be itemized, and documented (ie. , invoiced) by the developer in sufficient detail that the Engineering Department can readily verify the actual cost of the improvement. The developer is required to participate in cost of these improvements to the extent of the cost of a local street as estimated annivilly by the Public 1 Works DepartmenL. Enclosed is the estimate of that cost in effect at the time of your construction! The difference between actual. cost of the total improvement and the annual estimate of the cost of a local street is subject to reimbursement NTE the actual amount paid. At the present time, the City does not have sufficient itemized and ducumrnted information to be able to verify act►ial cost. This information will need to be supplied in sufficient detail to justify payment before any more action can be taken on this matter.
