The building recei, ed a final inspection this date by the City Building Inspector. Remaining is your approval of other terms of the Site Design Review and its approval. Due to the vital nature of financing the orc)lect, we have required the Contractor to be substantially complete on March 7, 1984. This is necessary in order to hold the closing on the permanent mortgage not later than March 23, 1984. Beyond that date we loose our loan commitment and a commitrient fee of $26,000. Actual occupancy of the building is not going to oi.:cur until March 19, 1984 although the building will be ready to occupy before the end of the week. There are several reasons for this. The primary reason being completion of access paving, sprinkler system installation and topsoil placement. We want to have the site work cleaned up so that dirt will not be tracked into the building. We expect all landscaping to be substantially complete by March 16th. Farwest has the contract for over $20,000. The improvemen•i work along SW Baylor will be completed later this Spring by Drake Construction. This firm has the contract for SW 68th, the Haines Road Interchange and our street mprovement. 1 am confident that this building will be amongst the nicest in Tigard. The Tualatin Rural Fire District has been notified of this application, l.owever, no response has been received from the fire district. Access to the siCFw currently is from SW 66th Avenue, however, with the construction of the new Haines Road off ramp, SW 660, will not be utilized. The applicant proposes co utilize the vacated portion of SW 66th for landscape and an access drive. Access to the site is proposed at two points on SW Baylor. Presently Bsylor Street is a 60 foot right-of-way not improved to city standards. After reviewing the access plan with the City's Engineering Division, staff is concerned that on-2 of the access drives is too close to the freeway off ramp. Once SW 66th is vacated, the City would like the County to require a cul-de-sac at the end of SW Baylor. If the County does not place that requirement on the vacation, the City will require that the driveway adjacent to the freeway off ramp be relocated to begin at least 30 feet from the intersection. Plans for public water and sewer connections were not submitted. The existing office is not: connected to public sewer.
