They indicated that they may be required to provide streetlighting at she above location. SW Tigard Street has streetl.ighting on almost every pole. One of the exceptions is a pole located directly across from 9738 SW Tigard Street. I told the Mull's that they would very likely be responsible for providing a streetlight fixture as part of their half street improvement. I would recommend that a 70-watt high pressure sodi-m fixture be installed at the above 'location. The fixture should blend well with the surrounding 175-watt mercury vapor fixtures. The city can elect to have the fixture installed either on Option 4 or Option B. If the fixture were to be installed on Option B, the could purchase the fixture from PGE and pay us to install it on the existing pole. Tigard Street, Tigard (Wash. Co. Tax Map 2S1 2BA, Tax Lot 600). DECISION: Notice is hereby given that the Planning Director for the City of Tigard has APPROVED the above described application subject to certain conditions. The findings and conclusions c.n which the Director based his decision are as roted below. A. FINDING OF FACT I. Background No previous land use cases have been reviewed by the City on this properly. 2. Vtcinity Information The surrounding properties are also zoned I-P. A warehouse building lies to the south and a single family residence is to the north. Tigard Street rune along the eastern frontage of the property. 3. Site Information and Proposal Description The property is relatively flat and it contains an old single famii � residence which will be removed. The applicant proposes to c.ons.ruct a 3600 square foot warehouse building in the western portion of the property with parking and landscaped areas covering the remainder. 4. Agency and NPO Comme•, a The Engineering Division has the following comments: a. A public sanitary sewerage line does not abut the property and the owner mu,;t extend a main from the Grant Avenue-Tigard Street intersection or connect to the Fenno Creek main. The second option will require an easement from the owner of Tax Lot 501. b. Adequate drainage will be necessary. c. Tigard Street is a minor collector street which requires a 60-foot wide right-of-way width. Half street improvements will also be required. NOTICE OF DECISION - SDR 21-84 - PAGE 1 d. The applicant will be eligible for a systems development charge credit for the additional expense of providing a half-street improvement to collector rather than local street standards. The Building Inspection Office has no objection to the application. The Tualatin Rural fire Protection District notes that a fire hydrant must be available within 250 feet within all portions of the building. NPO #2 has not responded. B. ANALYSIS AND CONCLUSION The proposed project is consistent with the requirements of the Community Development Code including lot coverage, setbacks, parking (4 spaces required, 10 provided), and access. The landscaping plan submitted is basically in conformance with the Code. However, street trees are required and the plan shoulc! be revised to include specific plant types. C. DECISION The Planning Director approves SDR 21-84 ­_-bject to the following conditions : I. UNLESS OTHERWISE NOTED, ALL CONDITIONS SHALL BE MET PRIOR TO ISSUANCE OF BUILDING PERMITS. 2.
