(Wen Larson, property owner) for Majot. Land Partition approval to divide one parcel of approximately 0.92 acres into three parcels containing: J-) 7,805.96 square 'eet; 2) 8,360.39 square feet; and 33) 19,431.21 square feet, as well as a 3,264.02 square foot access tract. DECISION: Notice is hereby given that. the Planning Director's designee for the City of Tigard has APPROVED this request subject to certain conditions. The findings and conclusions on which the decision is based are noted below. A. FINDING OF FACT 1. Background No other applications have been reviewed by the Planning Division pertaining to the subject property. 2. Vicinity Information Properties surrounding the subject parcel are ales, zoned R-4.5 (Residential, 4.5 units/acre) . The majority of the parcels in the .rea are substantially larger than the minimum lot size of the R-4.5 zoning district and most are developed with single family residences. Three duplexes are located directly acroen the street from the subject property. 3. Site Information and Proposal Description The subject property is currently occupied by a single•-story, single family house in the southwestern corner of the site and a storage building in the southeamtern corner of the site. A circular driveway serves the house. A number of trees and bushes and an approximately four foot tall fence are located along the site's northern boundary. The applicant proposes to partition the approximately 0.92 acre parcel into 3 parcels and a common access parcel. as illustrated ?n figure 1. The 30 foot width of the proposed commonly held access tract exceeds the applicable community Development Code standard for an access serving two dwelling units. The applicant has stated that the additional width has been provided sc that the access tract will be wide enough to serve three or four dwel? ing units if the existing access to parcel 3 is lager abandoned or 1. parcel 3 is re-divided In the future. 4.
