This oversight was discovered in a routine audit of accounts by the City of Tigard Accounting Department. You are listed as the owner/contractor for this building project. The Reimbursement District #8 was adopted as Ordinance 96-60 on September 24, 1996 and includes parcel 1S134DD-00502. This Reimbursement District #6 fee due upon receipt of this letter is $5,193.64 This amount will go up by 7.37% on the September 24th Ordinance adoption anniversary date. Upon receipt of this letter, please remit the above dollar amount made payable to the City of Tigard. In 1988, a variance request(V 88-19)was granted which allowed the applicant to postpone the paving of the driveway. The decision was based on the uncertainty of the future extension of SW 108th Avenue south toward SWTigard Street. No other applications have been reviewed for this parcel. FINDINGS AND CONCLUSIONS: The findings and conclusions on which the decision is based are noted below: Community Development Code Section 18.162.060 contains standards for approval of a lot line adjustment request: 1. An additional parcel is not created by the lot line adjustment, and the existing parcel reduced in size by the adjustment is not reduced below the minimum lot size established by the zoning district; 2. By reducing the lot size, the lot or struct►ue(s) on the lot will not be in violation of tl:e site development or zoning district regulations for that district, and 3. The resuiting parcels are in conformity with the dimensional standards of the zoning district. The proposed lot line adjustment is consistent with these standards. The Proposed adiustment will reconfigure the lot lines, however an additianal parcel will not be created by the adjustment. Both lots will meet the 7,500 square foot minimum lot size and the 50 foot average minimum lot width requirements of the R-4.5 zone. All site development improvements applicable to tax lot 501 will remain consistent with Code requirements. Development improvements on the proposed tax lot 600 will be reviewed when it is developed.
