Listed as follows are those requirements whi,.h mu-,~ b- observed during the course of construction and for which we found no provisions in the submitted drawings. 1 . In all new wood-framed walls and partitions firestopping consisting of 2-inch (nominal ) lumber, gypsum plasterboard or equivalent material is required at all floor and ceiling lines and at maximum vertical intervals of '10 feet where ceilings are more than 10 feet in height. Penetrations made in this prescribed firestopping to accommodate wiring, plumb- ing, duct work and similar utility runs must be packed, following the installation of said utility runs, in a manner which will effectively maintain the integrity of the firestupping and cut off all concealed drift openings which could afford a passage for -Flame. 2. All personnel exit doors (i .e. the 3-foot and 4-foot-wide swinging doors) must be openable from the inside at all times for immediate exit without the use of a key, speciel knowledge or effort. That is, key-operated deadlocks are not permitted unless they are of the indicating type and there i- posted on ov over the door, in each instance, a sign reading "THIS DOOR MUST REMAIN UNLOCKED DURING BUSINESS HOURS" in letters not less than 1 inch in height on a contrasting backgroun.i. Greenburg Road The plans for the alteration of the building located at the above-noted address to accommodate the new and above-noted tenant which you recently referred to us have been examined with reference to currently applicable fire safety regulations. As a result, we are listing as follows certain requirements which cover (apparent) deficiencies in the drawings or regu- lations for which we found no provisions within the submitted documents. 1 . With the construction of the new demising walls separating International Stove from this new tenant space, the required secondary exit from International Stoves will be cut off. It is our understanding that this issue has been discussed with you by the Tigard Building Department and that a secondary exit from International Stoves will he provided by installing a new door assembly in the west exterior wall more than 53 feet, as measured in a straight line, from the existing exterior door located in the northwest corner of the International Stoves sales area. That is, two (2) exits separated one from the other by a distance of not less than one-half t,ie overall diayonal measurement of the sales area of International Stoves is required. Regarding detail drawing no. 1/1 which is apparently intended to cover the construction of a one-hour fire- resistive occupancy separation wall between the service bay and its adjuvant facilities and the remainder of the building, the construction as shown in the girder and purlin space below the roof deck (i .e. two by block- ing) has no rated fire resistance. Accordingly, the drywall membrane must extend through the girder and purlin space to form a tight joint with the roof deck. Further, all butt joints between the drywall constru- ction and the steel framing elements must be fire taped to form a wall which is substantially unpierced. It is understood that a slip joint is necessary to accommodate the movements of the structure where the demising wall intersects with the roof framing elements. We have modified your detail drawing (copy enclosed) to picture an acceptable method of construction insofar as this office is concerned. If this method of construc- tion is not acceptable to you, please so advise this office and submit an alternate method of consideration. (ref: Sec. 503 U.B.C. ) 3. Exclusive of the exterior doors, all doors shown on the drawings must be openable from the inside at all times for immediate exit without the use of a key, special knowledge or effort. Exterior doors may be fitted with a keyed deadlock if it is of the type which is readily distinguishable as being locked v.hen in the loL{ked position ( i .e. an indicating lock) and in conjunction with a sign reading "THIS DOOR TO REMAIN UNLOCKED DURING BUSINESS HOURS" in letters not less than 1 inch in height on a contrasting background is posted on or over the door in each instance. In any case, only one lock or latching mechanism is permitted on any door assembly. That is , the unlatching of any leaf must not take more than one operation. (ref: Sec. 3.303 U.B.C. ) 4. Inspection and approval of construction by this office is required: a) prior to the cover of any new interior framing following the installation of all utility runs which will be concealed within the wall cavity. b) prior to the occupancy of any portion of the new tenant space. (ref: Sec. 305 U.B.C. ) Mr. Dennis Woods March 15, 1982 Page 3 5. One set of approved pians bearing the stamps of the Tigard Building Department and this office must be maintained at the project site throughout all phases of remodeling and must be made available to building and fire inspectors for reference during required construction inspections. (ref: Sec. 303 U.B.C. ) 6. Prior, to the occupancy of the tenant space under discussion or any portion of the tenant space under discussion, a Certificate of Occupancy or other instrument of acceptance must be obtained from the City of Tigard Building Department. (ref: Sec. 307 U.B.C. ) Regarding the plot plan drawing indicating that the south wall is located on the south property line, it is our understanding that there is a 20-foot ease- ment extending south fro-n the south property line to accommodate the access road into Mayflower Moving and Storage Company. From our frame of reference the easement constitutes property which cannot be built upon and, therefore, we have no difficulty with the property line setback issue insofar as fire safety re,ulations are concerned. The City of Tigard, on the other hand, has more to consider than just fire exposure problems. Therefore, our acceptance in no way has any influence upon the deliberations of the City of Tigard Building Department. The problem, if any, must be resolved with City authorities. Subject to the foregoing comments and stipulations, the plans under discussion are hereby approved.
